Worst apartment complex I've ever lived in!!!

I'm not surprised this place is receiving such terrible reviews. I leased an apartment here several years ago when I first moved to Memphis for college. I have lived in several apartments since Riverset, but this complex stands out in my head as by far the worst. The management staff was never very helpful or effective, but most importantly--these are the most poorly constructed apartments I have ever seen. I had issues with water leaks and mold. The railing on my 2nd floor balcony was rotten and crumbling-- I had to complain numerous times before they attempted to repair it. The people who lived in the unit before me had cats, and the carpet was not thoroughly cleaned before I moved in. When I wasn't running the air conditioner, the smell of cat piss off gassed from the nasty carpet. I had terrible allergies in the apartment and was frequently sick. After complaining for months on end, and threatening a lawsuit, the management sent a carpet cleaner to "enzyme clean" the carpets once, but it didn't work. A few weeks later and the smell was back. The air conditioner was usually running, but never seemed to cool. After having the maintenance technician service my unit a couple of times, he finally told me the units were not capable of cooling more than 15-20 degrees below the outside air temp. So when it was 100 degrees outside in July and August, expect a 80-85 degree indoor air temp with the unit running constantly and your electric bill being sky high. These apartments are crap. You are much better off at one of the other complexes on Mud Island
I moved out after my lease expired and into one of the other complexes. Riverset is, by far, the worst on the island.
