South Bluffs is a great place to live if you're looking for an apartment downtown. The staff are wonderful and respond to almost any problem immediately. Although rent may be high compared to other neighborhoods in Memphis, it is very affordable for the downtown area for what you get. I looked at various places on Mud Island and other in-town apartment buildings before realizing that there wasn't any other place that I was going to get the same value for the amenities available to me. Amenities include multiple pools, a small gym (can accomodate 5-6 people comfortably, but rarely is crowded), direct access to riverfront park, secured access at night, washer/dryer included in rent, covered parking (for an additional fee).

The only concerns I have with the community are really the same for any downtown apartments. Access to retail options is somewhat limited (this is changing with the South Main redevelopment) and one needs to make smart choices when outside the gates after dark.

Simply put, South Bluffs is the best downtown living option I know about for the money.
