These apartments are absolutely abysmal. The leasing staff is very rude and I do believe racist, also. There is a big neighborhood that is famous for running drugs and other crime right behind these premises and some of these Memphians drift over here, use the dirty pool, and creep around the parking lot which can easily be accessed since the community isn't gated, and there is no security. Maintenance takes forever to do anything; I repeatedly had to tell the leasing office just to come out and do the simple task of changing the light bulbs in the outside corridor. Finally after 3 months it was done. Also the water heaters here are the weakest I've ever encountered in any house or apartment, and I've stayed in many. They towed my truck away because of some body damage on the side that I couldn't pay to get fixed right away, and stuck a note on it trying to justify it saying "abandoned vehicle", despite it had the license plate I listed when I signed the lease and a parking sticker on it, while most of the vehicles here don't. The exit to these apartments is very dangerous with a zig zag 4 way that I think contains one stop sign and mutliple shrubs that prevent seeing oncoming cars. There is an awful insect problem here, varying from roaches to brown recluses. The plumbing is weak, the sinks constantly drip, and the floorplan seems like it was designed by a 5-year old, at least for the 2 bedroom apartments. The kitchen is miniscule, with far too many cabinets and far too little room to manuever...and forget putting a dining table of any size in the living room. And speaking of the kitchen, if The Dollar Tree sold linoleum, it would be of a higher quality than what they have in these dilapidated dwellings. The walls are paper thin...I can hear the music my neighbors across the 8 foot corridor are listening to with both of our doors closed and name the song with pinpoint accuracy. And as if all this isn't enough to deter a prospective tenant...I had a life or death emergency with my girlfriend inside the apartment around the 7 month point of my tenure here...I didn't have my key but I had my ID on me and knew answers to all questions...the leasing lady wouldn't give me a spare to get inside and (after pleading) wouldn't even accompany me down there with a key to get in the apartment and come in with me. Thankfully the door turned out to be unlocked. It took the paramedics and cops coming down for the lazy leasing people to get off their high horse and come see what was going on, mainly to cover their own butts during police questioning. No concern was shown to my situation. I most definitely do not recommend staying at these apartments, and sincerely hope someday that they are condemned. There is a reason they'll rent to anyone despite the people having the worst credit problems imaginable. The apartments are full of derelicts and the staff knows they don't have to do jack because people with bad credit end up getting stuck here with no way out. Also to parents: can vouch there are pedophiles here, and they like to hang around the pool. Don't get suckered in by the false attitude the staff will portray when they first meet you and the attractive grounds and lake...if you have to stay in an apartment in the Memphis area find a gated community, and if that isn't an option, there are MANY other apartment complexes in this area. I don't think I'm alone in despising this place...just look at the rating...and somebody went as far as to torch the leasing office not too long after we moved in. (And it only took them 8 months to rebuild their fabulous fitness room with its 2 treadmills, one broken.) Take my advice...do what I'm doing - don't renew your lease...and if you're a prospective tenant, look elsewhere.

i currently stayin in these apartments and yes there r alot of crack heads that lives here but thier everywhere its 2009and the parking sucks,Maintenance is good sometime i have ask more than once but thats normal,everything else that u had a problem with i don't sometimes its what u make it if your apartment is dirty then yeah u gonna have bugs o and my hot water is great alittle to hot /2221 forest hill

I agree with the first rating. I moved to these apartments in 2007 and hate that I renewed my least for another year. I am in the process of breaking my lease because the living arrangements is horrific!! I have two small children and one on the way and God knows what crawls around in there!! I clean up from dusk till dawn and still see bugs and all management can tell me is if everyone around me is nasty then the problem will never go away!! Nonsense!!! They need re-do the entire complex cause roaches can live in walls for years!! I have been there for almost two years and they have never tried to come and clean the carpet! I think the only time they try is when you move out and that's silly to me. I would not advise anyone to live in this community unless they want bugs crawling around and on the guest, want to smell dog poop in the air and want to only take a shower for less then 5 minutes cause the water heater goes out all the time. PLEASE RUN AND LOOK SOME WHERE ELSE. These apartments is no place for a single parent family.
