This is a longer review than most I have read but I would STRONGLY advise reading all of this before signing ANYTHING for Brownstone apartments. These apartments are conveniently located within walking distance of MTSU. They are also less expensive than most of the apartments within the vicinity of campus, however management, parking, maintenance, and living conditions inside the apartment are all ridiculous.



The management for Brownstone is very unpredictable. When paying rent to the manager my roommate and I would either be considered by her some of the best tenants she has had or on other days we were the worst. The rent was always paid on time if not early and we never had any complaints from our neighbors. The parking lot at this facility has not been full on any day that we have lived there, yet if you have visitors park in the visitors parking lot for more than five days it would get towed. This rule is understandable since a person should be on the lease if they stay more than the allotted time. This is where it gets interesting; do not misinterpret this rule as being five days in a row, the rule states visitors can not park in the visitors section for more than five days period or the vehicle would be towed. I thought this was ridiculous as well.



Maintenance at this complex is not reliable. It would never fail for a problem to take as long as two days to a week to fix. Even something as fixing a toilet would confuse the people considered as maintenance. The living conditions inside these apartments is not acceptable, this is not just my opinion but also that of the Tennessee Landlord and Tennant Renting Laws. The law states that it is illegal for any mold to be growing in the apartment. We were told before we signed the lease that the windows, which have been covered in mold since day one, would be replaced. We asked management repeatedly to have the windows fixed but nothing has been done to resolve the issue. The paint on the walls is two different shades of white since only the sections which had putty applied were painted. The utility bill is higher than any apartment its size due to the fact it has little insulation. These apartments are at least 25 years old and show it in every aspect the dump has to offer.
