Nice location, great apartments, and beutiful grounds, but beware the flaky office staff . . . .

I'll start off by telling you about the complex. It is located on N. Thompson Ln, and it is the only apartment complex within a couple miles. Easy access to I-24 and Rt 840. The neighborhood is very nice, no ghetto, older, established, upscale subdivisions are nearby. A very nice section of Murfreesboro.

The complex itself is very small, I think its 120 units total(not sure). It was built about 1982, so there are the typical old apartment problems. All the trim(soffets, windows, doors, etc) need to be painted and the rotted wood needs to be replaced. The cabinets are out of date/worn and the appliances are old(they even have the "classic" fake woodgrain). There is no car wash, which is pretty lame considering they have a bunch of mains and irrigation to hook up a simple hose. No fitness center either, but the pool is really nice.

The property borders the Stones River and is simply spectacular with mature trees, beautiful flowers, and a park like setting. The Stones River Greenway borders the property as well, and it is a very nice place to walk or ride your bike.

I feel extremely safe here and there has not been any break ins/robberies since I have lived here. There were four cars broken into one night, but that has been the only crime since I've been here.(and there are more lights on the parking lot now).

I have rented a 1 bedroom unit from Jan 2006-Sept 2007. Orginally my rent was $550 a month, which I felt was reasonable. The new management company(more on them later) jacked it up to $595 when I renewed my lease in May 2007. Lame.

My apartment was on the 3rd(and top) floor, and was very well soundproofed. The apartment itself was very clean and had nice crown/chair rail mouldings. All of the 1 bedroom units have a spectacular view and overlook the Stones River. You can't really see the river because of the trees(except during the winter), but the view off of your huge deck is park-like. Only thing beating your view is living on a mountain or a beach.

Now the downside of my place. The cabnets and appliances were orginal, but they worked okay and were in decent shape. My biggest gripe was the kitchen. It is so tiny, I ended up installing a over the range microwave because a regular microwave took up half of my counter space. Add to the fact that there is no dining room(the kitchen and living room are all one big open room), and space was pretty tight. If you have a big dining room table, it will not work with the 1 bedroom floor plan. The sliding glass door started to fog over during my stay, and really needs to be replaced. The A/C unit was orginal, and my electic bill was $110 a month during the summer, but only $30 during the winter. A/C ran all the time in the summer, but the heat never turned on during the winter.

The complex changed hands while I was living there. It went from Colonial Properties to Hurd. Hurd has done some positive things, like installing more lights on the parking lot and replacing rotted wood fences on the townhomes. I wish Amy(the sole leasing agent/property manager) was still working here. She was amazing, and unfortuently, the new girl, Anna is a bit of a flake. Both of the maitience guys were very prompt, professional, and got the job done right the first time. This complex has an awesome maitence staff.

I had to bug Anna two weeks about getting a month to month lease. I talked to the older lady who worked in the office part time, and she said that they were so swamped with new residents and work they had not have had time to review the old leases. She said that I could keep paying my regular rent and not to worry about signing a new lease since I was going to move out the next month. The next day I end up with a scud missle on my door. The letter had a new lease agreement(which I never signed) saying that my rent was going to be $655, and that I owed $60. They also threatened to evict me(over $60!!!!), total --------. I told Anna I wasn't going to pay, and she finally relented.


Overall, I'd say this is a great place to live though. The one bedroom apartments are a rip-off for what they are charging now(unless you are obsessed with the view). The two and three bedroom townhomes are really nice though(fireplace, lots of mouldings, built in bookshelves, park-like views, and they look like a real home, not an apartment). Absolutely no thugs, crime, or any ghetto. I'd say its one of the niciest complexes in the 'Boro.
