When University Terrace was owned by Davis Properties, it was an excellent place to live. Mrs. Betty, the property manager, was an amazing, understanding lady who never unnecessarily hassled her residents. She was always in the office during posted hours and quickly addressed your concerns. Furthermore, she always gave warning when anyone was going to enter your apartment. (For what it's worth, in the year and a half I've lived here, the ONLY times they entered under Mrs. Betty's watch were when they were showing the units to prospective buyers.)

Though the apartments are old, they have been well-maintained. Rent was $400 a month for a one bedroom apartment (water included). It's an eight minute walk to the center of the MTSU campus. I felt it was one of the best deals in Murfreesboro, particularly due to the low rent and excellent location.

The complex was sold in January. The previous owner suggested that the new owners leave everything as it was, including leaving Mrs. Betty in place as the manager, not raising rent, and not attempting to create any new rules. Sadly, they didn't listen to a scrap of it:

Mrs. Betty (who lived on the premises) was removed in very short order, and the new owners' daughter was installed as property manager. Jessica never answers the phone, and, based on my personal experience, is in her office on rare occasions. Of the seven times I've stopped by in the past three months, she's been there twice. Once, a man (her father, perhaps--the owner') was there; another time, a woman who appeared to be a friend; and, most recently, her mother. Twice more, nobody was there. Though she has returned my calls when I've specifically requested the "honor," it routinely takes her two hours.

My current lease does not expire until September; as such, my rent has not yet been raised. Friends who have renewed their leases tell me it's gone up $40. The apartments are hardly worth $400, but the location and (previously) friendly management made up for it.

Most recently, the manager failed to give notice when exterminators were coming to spray in our apartments. Only after a neighbor complained did she post a single flyer on the door of the laundry room.

Basically, it was a great place for poor college students to live in relative freedom. The "improvements" we're receiving (pest control, landscaping) hardly justify the lack of respect and attention from the management. In my opinion, shell out the extra $200 and move to a place where you get the full deal.

All that you said is COMPLELTELY true! Every resident in Univ. Terr. Apts. is missing Betty and the friendly maintenance man, Kin. They were so friendly! We have to deal now with this Lazy and disrespectful Jessica and the never-smiling maintenance guy, Michael.
