Yes, the staff are uncompassionate and short with tenants. They were unforgiving and rude to me and my two roommates -- and it was our first time on our own!
One check for rent that we believed we turned in on time was argued shamelessly by the staff; we paid one hundred and something dollars as late penalty (they didn't cut one penny!). All this even though we paid a late penalty on a previous month without complaint.
And when moving out they charged $75 for two plastic lawn chairs and a potted plant we forgot to remove from the balcony -- three bags of trash at $25 per bag! I argued this in vain, and they gave me the old "it's our policy" line of B.S. Not even one ounce of sympathy from this uncaring staff!
Glad to be out of Waterford and living somewhere better these days. The place is cheap and overpriced anyway, and yes, the mold problems are also sadly true. An experience I'll be happy to leave behind.

I totally understand your grief w/ being charged with BS stuff. I was charged $200 when leaving because there was a supposed "pet smell" in the apartment, even though we had cleaned, bleached every inch of the apartment AND had the caprets shampooed. Tried to argue this, but they do not care. I didn't pay the fee because I told them I totally disagreed awith it, so the A-HOLES turned me into collections. I then had to pay more, because I didn't have time or money to fight them in court which I wish I could have done. Mold was TERRIBLE in my apartment, too. The subfloor was soaked from a leak in the walls, so there is probably a sea of mold growing under the carpet and between the walls. Thats the smell they were probably smelling! I would not ever move back into this place if they payed me to live there! And will not rent from any other properties owned/affiliated with them.

Maybe if you hadn't already paid your rent late before, they would have believed you? I've never worked with a more courteous group of staff anywhere. They always know who we are, are always polite and sympathetic. I even had my puppy tear up a spot in my carpet, which they had repaired for FREE!! Yes, there is mold as there is in every low-lying location in our beloved Murfreesboro. The town is built on a swamp, after all.

This place is horrible!! Please if you are looking on this site debating whether or not to rent here PLEASE turn away!! Just read all the complaints. As other people have said on here most of the "Good" responses are done by the staff! I can't wait until my lease is up to get out of this overpriced place! And yes the staff are very rude!!

The charges you paid, while you may feel are B.S., are clearly outlined for you before you move out. The management provides you with a list of fees if you fail to properly clean, and remove trash from your apartment. Therefore, you should not be surprised when you recieve a bill for failing to hold up your end of the bargain. Paying bills on time is a part of life........if you are late you have to pay the penalties!

Compassion and generosity are a part of life. Do unto others as you would like them to do unto you.
Our relationship with Betty at University Terrace was much better. As tenants who consistency paid rent on time, the one time it was late, she said no problem. What a pleasure she was as a manager!
