I don't have the time or the energy to put down the myriad of reasons why I bolted out of the Arbors of Brentwood last month, but I think everyone should seriously consider the less than 30% approval rating before the head over to the Arbors.

You WILL be unhappy there if you have any kind of maintenance problems (especially water damage). You'll save alot of heartache if you decide to move here if you can remember one simple thing... DON'T store anything of value in the outside storage areas. Arbors will tell you your property isn't covered by them in the event of water damage, but what they fail to realize (or thought I wouldn't do enough research to know) is that NEGLIGENCE by the landlord cancels any liability I might have for my items.

I fear a lawsuit in my situation, but my lawyer is on hand and ready should anything come up. I just hope Arbors realizes that with picture proof (gotta love that digital camera) of severe damage, they are in for more than just a simple civil issue.

Please take care not to live in this complex, folks. It isn't healthy or safe in any way shape or form.

Don't end up where I am... RUN as fast as you can from this place.

I hate that you have water damage on on your items of value - but I hope you take them to the bank. Its about time someone took a stand on these "SLUM LORDS".

I hate to point out the obvious, but can't water leaks potentially happen anywhere you live. I'm afraid I may need a little more that that to help me narrow things down. But thanks for the heads up

Wow! The exact same thing happened to me... TWICE! First it was my water heater that busted while I was on vacation... They didn't even call me to let me know! And then it was my roof!

After reading this, I checked with my lawer and insurance, water damage happens everywhere, so if my heater bursts, or the roof leaks, in my apt or my neighors, I am covered, just like I was when I lived in the house I owned. Can't agree with this posting, maybe you should take time to read your lease and have some sort of care on your part as well at the landlord.

Original poster here. Let me clarify... Yes, water damage happens everywhere, but when it's been reported several times and never fixed then the onus falls on the Landlord when property becomes damaged. I lived in my apartment for 2 years and reported my water damage the first week I moved in and every month by letter with my rent check thereafter. Only twice did they come by to check out the damage and a half-hearted effort was made to repair the damage on one occasion and that's when I was told it was safe to return my property to the storage area. After I returned my property to the storage area, it was shortly after I noticed more water damage inside my unit and immediately checked my property in the storage closet. What I found was standing water in all of my plastic storage tubs and cardboard boxes. The original leak was in fact worse than before. This was reported yet again to them after I had to discard all of the property in the storage closet and NOTHING was done at all before I moved out. When I moved out I made it a point to take pictures of the mold that was infesting my storage closet as well as the mold and water damage that was in my living room and fireplace. ALL of which should have never occured because the problem was reported more than a dozen times in total in writing as well as in person. Shortly before I moved I consulted an attorney on the matter. I was told at that time that based on the Arbors very own maintenance guarantee I would be eligible for all rent monies paid during the duration of my lease. This wasn't just a casual report of possible water damage, this was a constant report of this one problem and was pushed as far as I could possibly push it considering my own home smelled like mold in every room and my child was constantly sick with respiratory problems. I'm truly happy for people who have had a good experience with Arbors, but I will warn any folks going there that they could face potential health problems and loss of property if they are still taking care of their tenants like they took care of me. I would just encourage everyone to be careful and choosy when settling on a place to live.
