In my opinion this isn't a bad place if you want to be downtown, but its high-priced for crackerbox sized apartments. My experience with the maintenance was quite good and the place was generally quite clean and well kept.
The noise from the drunks down on the streets was quite annoying as was the 2AM dumping of all the liquor bottles from Morton's across the street (7th Ave. side). There was some noise from the other apartments but the old building walls are thicker than newer apartment buildings so it wasn't overly disturbing.
The garage is a little scary, too many street people hanging around from the hospice a few blocks away. My car was broken into when someone propped open a back door to the garage.
If you want to be within walking distance of all the nightlife its decent enough, and they get their pound of flesh in the rent for it too. Staff and management was pretty decent.
