Apartment with increased crime, higher bills and nice flowers dont make you feel safe at night.

I am writing only because I keep seeing that staff members write in immediately a good reviw after the bad reviews come up. I suspect they are doing this to keep their % higher so it wont affect occupancy. however, i HAVE to be VERY honest about this apartment.

Stewarts ferry like every apartment has problems. The larger the community , the more problems. But with the economy the way it is now and the gas prices the way they've been and food prices, - I think the "Cost" or what they will call prime rate for their apt homes is drastically high for what you get. The apt will TELL YOU UP FRONT about all these "Great Deals" you get , such as No Move in fees right now or FREE movein, no deposit and then they will give you this really GREAT Rate on rent for a 1 or 2 bedroom. However, READ YOUR LEAASE Folks, if you have to take it home. They wouldnt ALLOW me to take my lease home to read it or let my atty read it. They had to GO OVER each page, very quickly and say "sign here" " sign here, initial here" and so on. They ran thru it so fast, and left our the part about even though you can break your lease with 60 days notice, etc. you HAVE TO PAY FEES BACK what they call Concession fees. This, again, is a way to "GET YOU" and make some money.

We lived there for years, never paid our rent late, and cleaned our apt. and were on our hands & knees scrubbing floors. We gave a 60 day notice, actually 80 days. In writing, via in person and certified. In addition, we paid a MOVE OUT FEE which was very costly. We only had 2 mths left in the lease but had to move out early due to a home closing. STILL - they took the lease and made us pay back what they call "Concession fees". They take your apt, tell you what its really worth and subtract the difference of your "Special apt rate" and then you pay back the different PLUS a moveout fee of about $800 or so dollars. All in all - you end up owing them $2,000 and they expect it at move out.

Interstingly, you STILL PAY THis, even after they have immediately rented the apt and the apt was never VACANT so its notl ike they lost money.. its a way to MAKE MONEY.

property has Crime .. they let lights burn out on sides of apt bldgs and dont replace them.. they take too long to call you back, however are good about maintenance. Maint. now is the only good thing that i could see that has improved. Pools are overcrowded w/ neighborhood kids that dont live there or heavy drinkers. Weekends are indeed NO parking anywhere and come in late at night - dont expect to find parking either. If its raining hard' PLan to walk a long ways to your door. they dont patrol parking and security really isnt that good. Good luck i just have lived in alot of places and this isnt the one i'd go back to

I'm get emails every time a review is written and it is absolutely true that the good responses come flooding in immediately after a bad review is written. We insisted on reading our renewal lease and found an incomplete sentence with space after it. It took us weeks to get them to fix this problem. The whole time they kept insisting that a lawyer had written it as that made any difference. Insist on reading the lease in advance before you are in a position where you don't have time to find an alternative and are forced to sign things that are not fair or have no place to live. As for moving out, we were very careful to give notice. When we closed on our house and moved early we did not tell them we had moved out and waited to return the keys until the end of our lease so that they couldn't try to say that we had not given 60 days notice. We were slapped with fees for repairs, some legitimate and some not. I would suggest taking detailed pictures and documenting everything. I had an argument with Kevin about the charges that I felt were unfair and he lowered some of them. One big warning. They put extremely cheap carpet in and replace it almost every time that someone moves out. They will charge you for carpet wear and tear even though it is their fault for buying a cheap carpet and will charge you for cleaning charges even though they know they are going to replace it as they planned to all along.

Having lived at this place for a couple years myself, I have to say this is a VERY accurate review. Now I expect management to come right back and leave a glowing review.

I enjoyed living there, had no issues with my neighbors, or the staff. There are even some nice comments about the place on here from me. Yes, I really liked it there till I moved out. I have lived in many apartments over the years, and have never, not once, not gotten my FULL deposit back. This time I moved out, I am waiting for my deposit and instead, I get a bill. It said they had to use my full deposit, plus charging me 250.00 cleaning fee to clean and replace the carpet. The only stain on the carpet was in the restroom, where when you walked through with wet feet from the shower this would be stains up from the padding that had not been changed when they replaced the carpet last (I watched them replace the carpet in two apartments around me while I lived there, they never once brought in a new roll of padding) They also claimed the carpet had to be changed becuase it smelled like my cat. I told them the "animal" smell was becuase we live in a corner, and EVERYONE takes thier dogs to the bathroom in front of our apartment and NEVER cleans it up. I told them to check their records, I had called and complained about my apartment stinking because of this many times. I told them I knew the apartment was clean when I left, I cleaned it myself, I also cleaned the carpet with a hoover carpet cleaner and that I was not paying till they proved they had the carpet replaced. They said they would fax me the invoice for where they got the new carpet and had it installed. Few minutes later they called back and said their mistake, new carpet had not been installed in that aparment and I did not owe them anything. If I had not demanded proof, I would still owe them 250.00...
