I lived here in a double, and knew two other parties that lived here as well (one in a single and a group in a penthouse). If you spill as much of a drop of something on the carpet and the stain doesn't come out, they'll say the whole carpet needs to be replaced. In total, when all of us went to move out, adding up the 3 costs totalled over $6000 in charges The "Almighty" Cumberland said we owed. For the single, the charges totalled $1200 and the only way we found out about this was through the Cumberland's legal actions...no notification was given, and they wouldn't speak to us unless it was through a "debt management" company. We later came to find out from a property lawyer that this was an incredibly illegal practice.

Also, they tried to get me and my roommate to renew our lease by hiking up rent $200/month from the previous year...jumping from $1000 to $1200/mo rent is not a good way to guarantee leasee satisfaction...as I've shown, they're only interested in money.

Management would be happy to provide pictures of damage from past residents. The amount due in this case for the 2/2 was not over $200.00 and that included the 40% collection fee. We always provide a move in/out inspection sheet for resident's to complete as they move in. This sheet is the responsiblity of the resident to complete and return to management.

The management at the cumberland are extremely unprofessional and I would avoid living here at all costs. Very poorly managed property. I agree with the original posts. Look elsewhere
