Nice place, could use some improvements

I have mixed feelings on suggesting anyone consider living here. There are a number of highlights that make this apartment stand out from other and an equal number of issues that really diminish its appeal.
I ll start with the good
When I moved in, Megan was the leasing agent that assisted us in our transition from Florida to our new apartment in The Knolls. She was a delight to work with and truly went out of her way to help us in any way possible to get everything prepared for our arrival. I cannot say enough good things about her. Our apartment was clean and everything in working order. We had new carpet and the walls were freshly painted. I was extremely pleased with the interior of the apartment. The grounds are kept up very well, the pools were maintained, the gym even had free weights something usually stolen and therefore rarely kept in apartment gyms. The water was included in the base rent price, as was garbage and pest control. Although the apartment was very small, it was cozy and very, very moderately priced. It provided exactly what we needed.
Now to the not so good
We had a terrible rodent problem. We caught 8 (eight!) mice in our apartment. The maintenance man installed trim to block the holes they had chewed in the interior of the pantry which seemed to only irritate them and us since we had to listen to the mice attempt to chew through the wood at night. The office seemed slightly disinterested in the presence of mice and thought it wasn t unusual for the time of year (fall). It took 3 calls and an office visit for them to finally get pest control on site to do something. This resulted in the apartment smelling like dead rat for a couple weeks from presumably the mice being poisoned and dying in the walls.
Noise. I can t begin to count the number of nights I had to go knock on my neighbor s door above us to request they please be quiet at 3 in the morning. My wife and I couldn t decide if they were wearing cinderblocks for shoes or just having a parade in their living room every night, usually around the same time. Many lost nights of sleep due to how poorly insulated the floor and ceilings are between apartments.
Barbara, the apartment manager. You would think someone that is employed to take care of residents would have some semblance of manners. I had 2 friends come to look at apartments with the intent to rent before they were even seen. She was so rude and presumptuous to the first, neither bothered to consider it after meeting her. She is a liability to her company.
Last, the improvements. I don t really understand why they are investing in building a gated community when the roofs are falling apart. The 5 months we were there, the ceiling in the outside hallway was literally falling apart, complete with holes the size of a small child and paint peeling off of the walls and ceiling. The overhang of the roof was clearly rotted. I was told after 2 weeks of residence they were waiting on the roofing company to come in and repair the roofs. 5 months after, apparently the roofing company is very backed up. Going back to the gates being built, I m waiting for someone to crash head on into another vehicle turning left into the apartment. They built 2 gates instead of 1 due to some legal issue with the daycare adjacent to the complex. The left gate is on the apex of a hill making it nearly impossible to see if someone is coming from the opposite direction. Since the gate is only wide enough for 1 vehicle, this is bound to cause problems. Additionally, the mailboxes are behind one gate and my apartment was behind the other with no internal connecting road. Walking isn t bad, but during the colder days, it s annoying not to be able to swing the car past the mailboxes and then head home without dodging cars going through the gates.
Overall, I would say this complex is better than most for the price range. I would encourage looking into renting a top floor apartment to avoid noise and making sure the building isn t one of the several that has significant water/rot damage to the roof. If Megan is still in the office, make sure you work with her exclusively. You ll just be discouraged working with anyone else.
