I've lived in the Lakes for four years, long enough to have seen the place deteriorate. Sure, the complex has lovely grounds, but looks are deceiving. If you have read the other reviews posted here, you know that the opinions ranking 3.0 or less state that the rates are over-inflated, the lakes are not clean, there are maintenance problems, pest control must be requested, there are management problems, and frequent automobile break-ins. This is all true.
The security systems are no longer monitored (lines have been cut), lighting is poor, particularly towards the back of the property, and there is no night security patrol for an property that has no gate or access control. Crime in the area has increased and there have been several unpleasant incidents at the property (one requiring SWAT and police intervention recently).
As for maintenance problems, you must be very persistent to get any maintenance requests fulfilled. And as another reviewer stated, it's best if you are present during any maintenance repairs. The management is all smiles until you want something from them, then you have to be persistent to get what you want/need.
Why, you may ask, did I stay for so many years at a property with so many problems' Overall, my experience was not entirely unpleasant. Towards the end of my stay, I was very alert about my surroundings and realistic about the lack of security. I was extremely tenacious regarding maintenance issues and in dealing with the management. And I was very lucky that my car was never broken into. A friend who lived in the back of the property was less fortunate and both his vehicle and his roommate's vehicle were broken into.
Granted, there is never any guarantee of safety where ever you live, but there are other complexes in the area that are comparably priced and do offer night time security and controlled access. I, in good conscience, could not recommend this complex to anyone.

Regarding the incident with the SWAT team, i saw that guy laying in the pavement after they shot him, and heard the guns go off - was laying on the floor in my apt at the time cuz it sounded kind of bad out there. pretty sad. Fortunately this is the only incident of that type that has happened here, that i know of.

I am just getting ready to move into this complex, and mybboyfriend (a reporter for one of the myriad newspapers in the area) assured me that this complex was outstanding compared to some of the other alternatives. Believe me, I did the research and checked out a lot of other properties that were more expensive and had much less to offer, including safety. The Lakes may have some issues, but it is superfantastic compared to many of the other communities Nashville has to offer!
