While far from perfect, this complex is the best of the three in this city that I have lived in. Here is the good, the bad, and the ugly:

Parking: Good luck with that. If you ever come home after 8pm, bring your hiking boots. Sometimes there aren't even enough illegal spaces for everyone to have somewhere to park. This makes it especially fun when you wake up the next morning to get ready for work and realize that it's pouring down rain... and your car is on the complete other side of the complex.

Noise: Overall, the complex is pretty quiet. It's the only complex I've lived in where I've never been awakened by loud rap music at 3am. However, the noise barrier between apartments isn't strong enough to prevent me from knowing what my neighbor yells as he's climaxing ("Take it all girl, take it all!") or from hearing his dog's incessant yapping.

Grounds: Since this isn't a high priority for me, I have never really paid too much attention, but they seem well-kept and, for the most part, litter-free.

Safety: If you're looking for something safe, this is your place. The complex is mostly white professionals, and in seven months I've never even heard about any car or apartment break-ins or anything like that. The parking lots and breezeways are well-lit and I wouldn't hesitate to go for a stroll in the middle of the night.

Construction: Like I said earlier, you can hear your neighbors, especially when they're hopped up on Viagra. However, not many apartments exist where you can't, and the insulation here isn't any worse than at any other apartment I've lived in. Overall, the place is pretty well built. The only other complaint I have is with the plumbing -- my dump clogs my toilet at least a couple times a month, and the maintenance men say this is due to calcium deposits constricting the flow of sewage down the pipes. YUCK!

Maintenance: The maintenance dudes rock. They'll fix your junk same-day and they're always friendly and efficient. Definitely no complaints there.

Office Staff: Once again, no complaints. They're just as friendly after you sign your lease and they earn their commission as they are when they're showing you around and trying to sell the place to you. Thumbs up.

Overall: Like I said earlier, this place isn't without its flaws, but it is definitely superior to most of the other complexes in the area. If you can catch them while they're running a special, the place is ridiculously cheap as well.

Would I recommend The Trails: Yes. If you're like me and you're just renting until you get your junk together to buy a house, this place is perfect. While not luxurious, it's inexpensive and in a safe area, which is really all I care about. The rent is also low enough to make me feel better about throwing money away on rent every month.
