Pro's:
Apartments have good storage and decent sq. footage for the rent.
Grounds are kept nicely and the overall complex is appealing.
Washer/dryer are in most units.
Parking is adequate though not assigned.
Quick and easy access to downtown (about 15-25 minutes depending on traffic).
You only have to pay one month's rent to break lease.
Maintenance is quick to fix things.
Spaces for boat or trailer storage.
2 min. away from lake and greenway.
Con's:
Management lied about trash fees and we are required to pay $25 a month for a valet trash service we don't use or want to live here.
Pet fees are outrageous! $300 non-refundable fee plus pet rent at $20 a month.
Sport and exercise amenities are useless as they are either broken and/or not kept up with at all times.
Pool is unregulated and non-residents are there quite often even after hours (they also appear to be friends of the management.)
Gate security has been broken since we moved in and the gate often doesn't close at all after hours.
You can hear almost everything through the ceiling from a 1st floor unit and we happen to have an extremely inconsiderate upstairs neighbor who doesn't go to sleep most nights until 3am.
"Up-dated kitchens" are no different than non-updated kitchens.
Buildings desperately need pressure washing, they are covered in dead bugs, spider webs and grass clippings.
The Trails is owned by Aimco but has sold to a new company, as of October they will be taking over so we'll see if they are any different...
