Rents here are going way up. So high, in fact, if you have the credit and down payment already, you would actually save more money buying a home versus living here. My rent increased more than 100 dollars at renewal time. An increase is understandable, but I was already paying a mortgage payment to live here and now it's that much higher. For those of you considering to move in, here are some facts about Waterford Place.
The amenities are of poor quality. The swimming pool and area are too small to accomidate the amount of people that visit it in the summer. You will be packed in like sardines if you plan to swim. The "Fitness Center" is barely large enough to catch your breath in if you plan to run on one of the treadmills which do not operate a majority of the time. The garage I rent here is larger than this room.
The playground consists of a run down swingset at the top of an unsafe climb of a steep hill. Also on this hill is a picnic table and a park charcoal grill that is very inconvenient for use. The tennis court is in poor repair and the net is almost always lying on the ground. That about sums it up for the amenities other than the laundry room. No functions for residents. No nothing to make you feel part of a community, as they do at other apartment communities. My neighbors often sneek into the neighboring apartments pool just to have a good time at their pool parties. Bottom line, if you want to pay a high price, and recieve a complete package as far as amenities and activites go. DO NOT MOVE HERE.
As far as the apartment I live in myself, I'm happy with it. I like the floor plan and my neighbors are nice. But you will have to pay a high water bill. The management company has us pay for water, which is fine. But, the apartments are not submetered. So, you will not pay for your actual usage. It is based on some formula that they pulled off the top of their head. If there is a leak on property, you pay for it. If the irrigation system is on, which waters the landscaping, you pay for it. The water for the laundry room that everyone without a washer and dryer uses, you pay for it. The pool water, oh yeah, YOU PAY FOR IT.
On to the office staff. If you are a talkative person be sure to visit the office as much as possible, because, boy oh boy, you'd be lucky to get a word in with these ladies. I personally cannot stand the smell of cigarettes, so I try to only visit when I must. At times I think they are nice women, but they can be rather rude and unprofessional sometimes, and will not let you leave. Just move quickly towards the door and they will eventually stop chasing you.
The maintenance staff seems ok. They rotate men continuously it seems, though. Don't get too attached to your maintenance guy. He probably won't be around very long. I have had very few things wrong with my apartment since living here. They do respond quickly. The only complaint I have is they do not come around to change the A/C filters and check the smoke alarms as other places I have lived in the past. Luckily, I choose to do this myself.
So there it is. This is what Waterford Place has too offer. If you are looking for more for your money, try somewhere else. I have lived at much nicer places, in better locations, with more and nicer amenities and activities for the same amount of money and even less.

Well, they tore down the crappy swingset(applause). One improvement made so far. Maybe if we keep complaining they'll start to listen to everything else. How about these roofs that blow off during every storm' Can we get something done about that' I'm no expert, but it would seem it is time to start getting estimates on roof replacements! Or do you guys want shingles to continue to fly threw property like deadly flying razor blades' I wonder how many cars have been damaged by them'

Surprise! Surprise! It is summer time and my water bill went up 10 dollars this month. My usage has not increased! My point exactly when it comes to us paying for the watering of the landscape and swimming pool water. They recently shut the pool down and drained the water. I dread what my water bill will be due to the refilling of the pool.
The tennis court has finally been repaired after being padlocked for many months. Glad to see they made another improvement. Hopefully this trend will continue. They have a long way to go.

I have just recieved my Aug. water bill and yet again my water bill went up another 10 dollars!!! Due to the filling of the pool, no doubt!

They had a resident function. Applause once again. Another step in the right direction for management. To the office person who left the response. I did notice the trash fee went up, but not 20 dollars. This site is for reviews, good and bad. I'm sorry you do not like it, but I do applaud your efforts to correct the problems here at Waterford Place. The property is slowly rising from below average to average, congratulations. That says more to me than any of your insulting responses ever could. Keep up the good work of taking my complaints to heart and making the changes that are needed. By the way, this is my theropy.

Received my water bill. Once again almost another increase of 10 dollars. That is nearly a 30 dollar increase in 3 months. My water bill has close to doubled in 3 months. How does that happen' Oh yeah, we are not sub-metered for water usage. These are facts people. My usage has not increased, the property's usage has.(pool, sprinklers, and leaks)

I lived at Waterford from 2005 to 2007. The one question I can answer for you is about the roof. They did maintenance on the building that I lived in shortly before we left. We're still fighting it out with the insurance company to reimburse us for damage done by the flying roofing tiles. Good luck! I bought a house. My mortgage is about the same as what I was paying in rent. Easy choice there.

If you would actually look at the water bill you would see that sewer and trash fees went up, don't think that was because of the pool.
I personally don't think this is a bad property to live on, neighbors are nice and it's in a good location. Instead looking for something to complain about why not look for some therapy or somewhere else to live.
