Better than some but could use improvement

I don't think the "perfect" apartment complex exists but why do so many of these places try so little to be fair. Here are the good and bad with Charleston Hall Apartments. I have lived here 3 years:
THE GOOD:
-Maintenance usually shows up quick. Sometimes you have to call twice because they never showed up the first time for some reason.
-Relatively quiet except for the ------- neighbors who occasionally like to scream on their balcony at 3 am on a weekday.
-Seems pretty safe (no parking lot rats due to the expensive prices of the apts)
-Pretty clean grounds and nice exterior
-There was only 1 friendly office lady and she is now gone.
-They try to let you know when the filters will be changed.
-Big livingrooms
THE BAD:
-outdated looking as hell, especially for $700 a month
-appliances are old energy hogs.
-have had a couple wall outlets that would cut in and out. I could hear a buzzing come from one. Obviously a fire hazard but they didn't fix it properly.
-Maintenance will come in uninvited on occasion. Can't they call' I mean, ever hear about privacy'
-Maintenance let cat out once
-Filter changes only happen about half the time they say.
-They won't replace the ice machine cover. So all my meat ends up in my ice since there is no divider.
-Office staff can be extremely rude sometime. When I waited 5 days for the ac to be repaired I mentioned this to the office and one lady had the nerve to say "It's not like you need it anyway". Who the hell is she to tell me it doesn't get hot on the second floor.
-Had roof leaks on multiple occasions despite supposed "roof repairs". Problem has been finally fixed. Who knows how much mold is up in attic.
-The exhaust for the dryer gets clogged with lint because it's just too long of a hose for the lint to escape out the end. A good 25 feet before it reaches outside. Fire hazard all the way.
-Overpriced
-They charge $1000 if you leave without something like 4 months notice! Stupidest, most rediculous, and unfair policy I've ever heard. Who the f#ck can give 4 months notice when it's time to leave' You get a new job out of state, your mother is dying and you have to move back home, you got a pay cut and can't afford the apartment. I understand a month's notice, but this is just pure and simple greed.
-I've been here for over 3 years now. You figure they would not require 4 months notice to leave after someone has fulfilled their initial lease agreement 2 years. Nope, they require you to sign new leases every year rather than just monthly agreements. Scam artists
-They will tow your friends car in a heartbeat if they fail to park in visitor. Costs $100!
-Tennis court fence has big gaps in the bottom so the balls always go under. The b-ball hoop never has a net.
-$300 pet deposit, plus $30 a month for one cat! Insane.
-Replacement costs are insanely high. Don't break that toilet seat I may cost your $200 to replace. Greed, pure and simple.
So why do I stay here despite the negatives' Well, because I'm tired of moving. There is no such thing as a good apartment complex. You just have to deal with it if you are like me and can't afford a home.
I will give the apartment credit for being better than Stone Crest Apts in Murfreesboro. Don't ever live there!
