Crime and Bent Tree Oaks

My comments will involve actions of management here at Bent Tree Oaks. For that reason I invite their response. They notified my of this site after a neighbor advised me about it.

Last night my car was stolen from directly in front of my apartment at approximately 9:30 p.m.

The officer knocked on a different door and my neighbor advised me the reason cardboard was in her back window was because her car had been broken into and a radio stolen.

Another neighbor then advised me her car had been vandalized on several occassions.

This morning when I reported this to management I noted my disappointment that they had not notified of this crime in my immediate vicinity.

Response: all areas have crime -- are you blaming me because your car was stolen'

I would have appreciated knowledge of these other recent and in my opinion serious incidences from management.

When I first moved in, before my furniture arrived I was sleeping on a mat on the floor and the apartment was basically empty. My watch was stolen.

Upon investigation it was discovered that although the window was in a locked position it did not lock.

Management advised me that they could not fix something if they did not know about it and immediately repaired the lock.

It was my opinion that the lock should have worked from the day I moved in. Certainly, it had not broken itself in the 24 hours I occupied the apartment.

An aggressive an unleashed dog bit my hand. It has taken three doctors visits to address this issue. Management was quick to advise me they were not responsible for my doctor's visits even though I never asked that they be responsible. I simply was noting the seriousness of the bite.

Within days I discovered two others had had difficulty with this same dog being unleashed and the dog had been previously reported for being aggressive and unleashed ot management.

I have attempted in every way to be honest in my reporting here.

I would strongly invite management to address these issues.

I was surprised to find this site and discover the information regarding the methampehtamine lab and the other stolen car.

Only this morning managment advised me no cars had been stolen from this property.

Again, if I have mischaracterized these incidences in any fashion managment can contact me and I will be glad to change them and I further invite management's comments here.

I think these are important issues with which one should be familiar before choosing a residence.

I can also vouch for the noisy fighting as well and the police have knocked on my door several times to serve warrants to the person that apparently lived here before.

That is not a pleasant experience either.

WHY ARE YOU NOT TAKING THESE PEOPLE TO COURT??!!
BY LAW, MANAGEMENT HAS TO TELL THE RESIDENTS ABOUT CRIME THAT HAPPENS ON THEIR PROPERTY BY LAW!
YOU CAN ALSO SUE THE OWNER OF THE DOG WHO HAD A DANGEROUS DOG OFF A LEASH.
CALL ANIMAL CONTROL IN ADDISON AND TELL THEM ABOUT THE DOG OFF A LEASH AND THE DOG BITE.

You need to sue them. They were required to provide you with locking windows when you moved in. SUE THEM NOW.

How to fill in the blanks in the form:

1 The first blank at the top of the form is the Case Number. When you file the case, the court clerk will assign a number to the case and write that number at the top. You do not need to fill that blank in prior to filing the case.

2 On the right side at the top is the court information. Put the County you are filing suit in the blank and put which Precinct and Place of the justice court you are filing the suit in (e.g., Precinct 1, Place 2, Dallas County, Texas).

Each county often has more than one JP court, so the county is divided into two or more precincts. The easiest way to find out which precinct you are in, is to call one of them nearby and give them the address of the property you are leasing. The court clerk will then tell you which precinct the property is in. For precincts with large populations, more than one JP court is assigned to a precinct. In these precincts, each JP court is assigned a different "Place number." You are allowed to file the case in any "Place" in your precinct. So if there is more than one JP court in your precinct, pick the court that is easy to get to or the one that is friendliest to tenants.

3 Since you are bringing the suit first, you are the Plaintiff. Put your name in the blank for Plaintiff on the left side, and again in the Parties section of the form petition.

4 The landlord is the Defendant. This is probably not the manager of the property. It is best to sue the owner of the property. You have a right to know the name and address of the owner of the property. See Ownership for details on obtaining this information. Often a business entity owns the property (like a corporation, or a limited partnership). If the owner is a business entity, list the entity as the Defendant in the suit and put the name in the blank for Defendant at the top and in the Parties section of the form petition.

5 The address of the Defendant in the Parties section of the form petition needs to be filled in as well. This is the address that a constable will go to serve the Defendant with court papers. So, try to get the correct address and completely list it. The easier it is for the constable to serve the court papers, the faster your case will be heard. You are entitled to know the address of the owner of the property. As we stated above, it is best to sue the owner of the property.

6 The last area to be filled in the body of the form petition is a listing of the security devices that were not provided or repaired. If you are suing for failure to repair, you should have given written notice first about the problem before filing suit.

7 Then sign your name at the bottom. Print your name, complete address and phone number below your signature.

Finally, read over the form and make sure it has been filled out completely. Then make two copies of the signed form and take them, with the original to the justice court for filing. The court will keep the original, keep one copy to serve on the Defendant and return one to you with a file stamp for your records. No matter what happens here it's not their fault and that's the first thing out of their mouth. Even if you are just informing them of a problem they start their sleazy little dance to squirm out of reponsiblity. It would be funny if it weren't so serious. They are really screwing with people's lives. This summer we have these gangs of big teenagers roaming around. They took my charcoal and threw it all around and turned over my barbeque grill. These roaming packs of teenagers are really scary.
