I do agree with the trash situation. But I have not had any problems with the new management. I am glad to see people finaly come in and try to clean this place up. I have been here for several years and seen this place go up and down. I think we have a beautiful place we live at here at bent tree oaks. My maintenance request get taken care of in a timely mannor. When I do have to contact the office the people in there have been pleasent. It sounds like to me that the people on here that are posting may be friends/family of the previous management because all they want to do is slam management and nothing else. Post real reviews and answer the questions they ask you on here like maintenance, safty lighting, grounds. What people are actually looking for. all these reviews sounds like high school gossip because their friends are not here any more.

First: It's kind of hard to put your trash in the dumpster when it's full -- like it is here EVERY weekend. Second: That's a very, very interesting question posed by management -- are you here because no other apartment would lease to you. That's a very serious point. Yes, there are many people here because no other apartment would lease to them ... and that's the very reason NO ONE WITH OPTIONS OTHER THAN THIS PLACE SHOULD LIVE HERE. THEY TAKE SECTION EIGHT VOUCHERS. THIS IS THE PROJECTS. THEY CHARGE AS MUCH AS APARTMENTS IN THE AREA THAT DO NOT TAKE SECTION EIGHT VOUCHERS. CHECK THE SQUARE FOOTAGE COST. They are raising people's rent based on fair market value in the area and yet they are a ghetto. THEY TAKE SECTION EIGHT VOUCHERS. Ghetto people move up here. You can find plenty of apartments in this area that do not take section eight vouchers; that are nice; and cost the same as these jokers are trying to jack up your rent to. LOOK AROUND. DO NOT LIVE HERE. Listen to the tone of management. This management is venting against the posters here: SOUNDS TO ME LIKE THE ONLY PEOPLE THAT GET ON HERE ARE VIOLATING THE POLICIES. Then she continues: I mean come on who would allow their children to play in a fountain. Maybe if everyone would pay their rent on time or pick up after their pets, put the trash in the dumpsters not around the dumpsters or parking lots we would not have to send out hate mail. As far as the letters that were sent out they were done for the residents who care! Read the previous posts. THey have nothing to do with the issues managment raises here. No one is talking about their pet. People on this board are making very serious and legitimate complaints about very serious and legitimate issues. NOW LOOK AT MANAGEMENT'S RESPONSE. Ask yourself: do you want to live in a place with serious crime issues and management comes back with an attack on the posters on this Board? Is this someone to whom you can take a serious problem and expect a serious response or is this someone that is going to turn it around on you and attack you JUST LIKE THEY DID IN THIS POST.

Not to mention the fact that they enforce the rules based on who they want to ride. There are all sorts of rules about not grilling on your patio, not having anything but white facing outside on your window, not having junky patios. BUT THE ONLY TIME THEY ENFORCE THAT is if someone pisses them off and starts causing them too much trouble. Then they get out their little notice letters and ride you out. You can break all the damn rules you want if you just keep your head down, never complain and never go to the office. If you are a whiner, a complainer, then BAMMO, suddenly the rules get enforced against you. They use the rules to cover their ass legally and they enforce them just to ride out people that have the potential to cause trouble for management ... to complain to management's bosses and make the local - onsite management look bad.

you need to contact corporate management on this.. you can thank -------- from the Fountains who helped remove some of the staff around to replace them with some of her friends who are causing the problems. Dont bother with --- ---- as he is in with her.. contact Mark Depker is the President of Property Management. He can be reached in the corporate office here in Frisco. Hall Financial Group, Ltd. ------------ Let him know what is going on as they are all hiding this from the top and let them know about it. Just be glad you arent dealing with her at the Fountains as she is primarily the source of these major management problems.

Management posts that if it was so bad here I am sure you would not be living here. That's what they do ... they get you in here on a special and then you cannot afford to move. You are stuck. They enforce the rules against some and not others. THAT'S MY POINT ... DO NOT GET STUCK HERE. READ MANAGEMENT'S RESPONSE VERY, VERY CLOSELY. What they do is blame someone else for all the problems. Nothing is ever, ever their fault. They turn everything back on the renters. They are trained to do that. DON'T COME HERE. MANAGEMENT IS INTERESTED IN ONLY TWO THINGS: SUCKING YOU IN HERE ON LOW RENT THEN RAISING YOUR RENT and COVERING THEIR ASS. Believe me, if you complain you will be noticed for violations over and over and over until you are gone. Management does not want their faults known.

Is it just me or does this seem at all childish? "Now Jimmy be a good boy and do your chores or else we are not going to help you, even if it is our job!" I also like this: "If it was so bad here like you say I sure would not be living here!" I am pretty sure I am not the only one going to say this but, if it were legal to break my lease and not have to pay the price I think I would have moved in May. Trust me though, once it is up I will be leaving. Also, I thought management wasn't allowed to post, even if they happen to be residents. I guess they can bend that rule too. Ah well!

I think the best part is "we would not have to send out hate mail"... Hate mail, i.e., threatening or derogatorily-worded mail is probably a felony, if it was "real" mail, sent by post. I advise you all keep your notes and letters from the office as ammunition against any problems you have with management in the future.
