Good Management Would Handle Things MUCH Differently

Good management would acknowledge the issues and commit to a resolution.

That is not what I see here.

Good management would acknowledge that energy efficiency is of primary importance to the residents and the associated costs with residing on their properties and as good steward of the world's limited resources.

They would unveil a plan to weather strip windows and doors. Especiallythe terrible, terrible energy waste that occurs with the sliding doors; to replace the heating and cooling units with units that are both energy efficient and have larger BTU's than the current units; and to increase the insulation in the attics where possible and attempt to do something in the units with cathedral ceilings that do not have the option of increased attic insulation.

If you are going to live here walk around and look at the HVAC units. They are rusted, they are old, and they are inadequate. They leak freon in many, many instances. Rather than replacing them management waits for you to notice your unit is not cooling ... after you have spent way more than you should on electricity ... and they add freon instead of repairing the leak or replacing the unit.

They only change the filters ONCE a year which is totally inadaquate.

They would acknowledge that they have a voucher plan in place and commit to eliminating voucher residents and the crime that those resident bring.

The would acknowledge the theft and crime in their complex and add gates.

They would hire a real security person to work nights and weekends.

All management would live on premises as well.

They would admit that their rental increase to fair ----et value in the area is specious -- the units with the higher rent are much newer, have much better security, are more energy efficient, and are more modern and updated.

They would admit that the apartments which face the parking area are subject to extremely loud noises and those residents will be repeatedly awoken as cars arrive with their radios on and people get in and out of their cars all hours of the night carrying on conversations. Also as residents click the locking systems on their cars that activates the horn, they can be expected to be awoken to that noise as well!

They would tell you BEFORE YOU MOVE IN that covered parking costs extra.

They would recognize that there are not a sufficient number of trash recepticles and THAT is the reason trash gets put in the parking lot BESIDE the recepticles, particularly on the weekend. There is clearly a spot for another recepticle and they would put one there on the east side.

They would hire experienced management that is accountable to both the residents and to their employers.

They would keep the washers and dryers running and when broken would repair them in two days not six months.

Whatever the problem is that causes the hot water to NOT WORK ABOUT TWICE A MONTH ... they would repair. They probably need a new boiler system. Try going to work with a cold shower twice a month. I started taking one at night JUST IN CASE. I changed my whole routine because these scumbags are too cheap to fix this problem but keep dumping the consequence on us... and raising the rent ... while fixing cosmetic issues like putting in bushes and paint. How about fixing some of the real issues you scumbags'

Their whole deal is to get you in here, raise your rent and then do nothing about the fundamental problems like inadequate insulation, a worn out boiler system, inadequate heating and cooling units, crime, inadequate trash recepticles, inexperienced and uneducated management ... ARE YOU SEEING A PATTER HERE''''''''''''

Oh, and not to mention the toilets get stopped up about once a month because they are the cheapest ones known to man. DO NOT MOVE IN HERE WITH OUT A PLUMBERS HELPER BECAUSE YOU WILL NEED IT OFTEN.

They would enforce the rules for everyone, not just those they have decided to ride out and would completely enforce the leash law.

This is not what you see here.

What you see is management being defensive and childish -- turning things around and blaming the residents.

Same song, third verse. You have to decide this is not coming from local management but from the top.

Consequently, things will not change here. DO NOT LIVE HERE AND IF YOUR LEASE IS UP MOVE. I MEAN IF MANAGEMENT WILL NOT EVEN LIVE HERE WHAT DOES THAT TELL YOU' AND EVEN IF THEY DO DECIDE TO GET ONE OF THEM TO LIVE HERE ... HOW LONG WILL THEY STAY' I PREDICT NOT LONG.

THIS IS A CRAPPY PLACE TO LIVE.

BOTTOM LINE REAL COSTS TO LIVE HERE:

Additional Utility Expense for bad insulation and poor a/c and heating units: $60.00 a month to $100.00 a month depending on the size of the space and whether your are upstairs or downstairs.

Water bill of $15.00 per month per person is an extra $30.00 a month for two people. And the price is the same if you do not have washer dryer connections and if you do. If you do not have washer dryer connections then they have tiny, tiny washing machines that don't work half the time that you can use. They do about half a normal load of a normal washing machine (more money for them)! So that's another $25.00 a month to use their washing machines and forget about gettin your own those apartments do not have connections!

You will pay the $30.00 a month for two people for water and then about $25.00 a month to use their washing machines.

Then you will pay about $20.00 a month for covered parking for two people.

So with just these hidden expense expect to pay an extra $1,400.00 a year to $2,000.00 a year to live here.

If you moved in here on a special, your rent will go up for the next two to three lease periods. Believe me, whatever special you got you will pay for later.

Now take that money and add it to your rent and see how you can get a much better place to live with NO VOUCHERS, NO CRIME, HOT WATER ALL THE TIME, NO NOISY PARKING LOT, GARAGES AND/OR COVERED PARKING, GATED AND SECURE and professional management.

BASICALLY, YOU CANNOT AFFORD TO LIVE HERE AND IF YOU ARE THE VICTIM OF A CRIME THEN THE COST TO LIVE HERE SKYROCKETS.

WELL SAID!!!!!!!!!!!!! you need to contact corporate management on this.. you can thank -------- from the Fountains who helped remove some of the staff around to replace them with some of her friends who are causing the problems. Dont bother with --- ---- as he is in with her.. contact ---- ------ is the President of Property Management. He can be reached in the corporate office here in Frisco. Hall Financial Group, Ltd. ------------ Let him know what is going on as they are all hiding this from the top and let them know about it. Just be glad you arent dealing with her at the Fountains as she is primarily the source of these major management problems.

Well, you do not have good management here. There has never been good management here. They have people who are not experienced. ----- used to sit in her office and gossip with tenants about other tenants. Her maintenance man was rude and obnoxious. Now these new people are just so lame. No one has any experience at all and that's what management has to get here. ANy one with experience won't stay and sure as hell won't live here.
