A lot better than others we've seen!

My wife and I have lived at Bent Tree Trails for over 4 years. I've been here for over 5 years. We've looked at other apartments in the area around Addison and we can't find any that we can honestly say we like better than Bent Tree Trails apartments. Management is excellent! Maintenance is very good. Complex is well lit at night. Grounds are very well kept. While others complain that rent is a bit higher than the average, we love being only .3 miles from the police and fire stations. I'd rather pay a bit more for better quality. We use AT&T DSL service and have had no problems. The kitchens are a lot larger than other places we've looked at. Needless to say, we plan on being here for a long time!

I do not doubt the authenticity of this post BUT the timing is suspect. No doubt management put them up to this.
AND since managment is slowly phasing in the cost increases to long term renters I suspect this resident is not paying what BTT considers to be FULL MARKET VALUE YET.
So this poster noted that what is probably lower than BTT's considered full market value is "A BIT HIGHER THAN AVERAGE" .. wait until their rent gets raised.
WE PLAN ON BEING HERE FOR A LONG TIME? At these prices that's just plain stupid. You can buy a house in Addison for a lot less per square foot than what this place now calls market value.
ALSO NOTE ... POSTER DID NOT RESPOND TO ISSUES REGARDING LEAKING WINDOWS, POOR INSULATION, HIGH ELECTIC BILLS AND INADEQUATE BTU'S IN THE a/c UNITS.
And if you get AT&T DSL service it is not part of a cable package. Factor that into your rent. To get DSL, yep, DSL, you will pay the individual price which is very high THEN you have to get your cable TV from BRION enterprises. Just another hidden cost of living here with "ABOVE AVERAGE" rent AND THIS GUY'S RENT STILL HAS A WAY TO GO I SUSPECT TO HIT THE SO CALLED MARKET VALUE. Management had nothing to do with this post. We have been looking at other places in the area and really can't find anything else that we like. We already pay the higher rent. Quite honestly, the higher the rent doesn't bother us as it helps keep higher quality renters in the complex. We don't have leaky windows. Our a/c unit has no problem keeping up with the heat, but then we don't set our thermostat at 68 to 72 degrees like so many other people do. We also looked at houses in Addison. Too expensive! Per square foot might be cheaper, but financing a $150,000 to $300,000 house is not an option for us! Going in debt for $150,000 , now that is stupid!

You can find a house for $150K in the area. And with a proper downpayment your payments are lower than the 'market value' rent at BTT.
Let this person tell us what he is paying per month per square foot ... if he will. I will then tell you if he is up to the full 'market value' target these apartments are trying to hit. I will then provide you with area comparables.
Keeping an apartment at 72 degrees should not be a problem. If you like 72 degrees rather than 78 degrees this is not the place for you. when you conisder the full market value here, the limited insulation, the ancient HVAC units, the leaky windows and the price --- you would be better off in a newer place. BTT cannot compete with newer places but they are charging as much. WATCH OUT. And do not forget the hidden costs of having to have one company for cable television and an unbundled price for decent internet access and paying fifty percent more than you should for an all electric apartment with leaking windows, limited insulation and HVAC units that are probably ten to fifteen years old and in some cases are even older and the originals. They are inefficient to begin with and then are weak on the BTU's. This means more money out of YOUR pocket. Higher than average price here PLUS higher than average hidden costs. BEWARE.

Everyone has a right to their own opinion. From what I understand, this website isn't the place to argue. The idea is ONE rating per PERSON. And just because a tenant posts a positive review that ONE PERSON doesn't agree with, that ONE person wants to argue. And the picking, attacking, and arguing that ONE PERSON is doing on this site about BTT is obsessive and a little sick.
