In response to previous comments: Value is subjective. I am willing to pay the rent for my unit (I do pay current rates) in exchange for my spacious apartment, friendly neighbors and rule enforced complex. I choose to rent rather than own so if I should become unhappy with neighbors, or complex conditions I CAN MOVE. Rent is known before signing the lease. Hopefully, a prospective tenant has researched the area enough to know their alternatives. The convenience and atmosphere of this complex are worth the rent to me. I have not experienced disturbing noise--definitely not from other tenants. I do hear sounds from the toll but more as white noise not a disruption to sleep. I've never lived anywhere that didn't have the occasional emergency siren. The large number of long-term residents would indicate many others are happy here.
The units are old. This is not deceptively hidden. They have been well maintained and are continually upgraded. During the recent storms, management organized repairs for the damage immediately. I have been the original tenant in other complexes and had problems. Age alone does not determine the presence or absence of problems. The response to the problem is what really matters. I have had AC problems addressed immediately--a new unit was installed without question when the apartment could not be cooled properly. Every request for repair has been address the same day. I do not pay high utility bills; however, I try to be conservative. In today's world, choosing 72 when the outside temperature is in the 100's seems needlessly wasteful. If 72 were necessary for my comfort, I would knowingly pay for that choice.
Some complexes in Addison require cable charges. At Bent Tree Trails, basic local stations are free and you do not pay if you don't want additional channels. In October 2007, the FCC voted to ban cable companies from striking exclusive deals with apartment complexes. This allows phone providers--such as Verizon and AT&T--to offer TV services. AT&T spent time here at Bent Tree Trails upgrading and offers an alternative to Brion. I seldom watch TV so I can't evaluate the AT&T service, but it is an option. I have DSL which has been as good as DSL anywhere else I've lived. Yes, I pay for it but that, too, is my choice.
I like having a complex that enforces the established rules and seeks tenants that expect to abide by those rules. This complex has a friendly, neighborhood feel for which I think management should be commended.

Thank you for the "I can move" sentence!!! I too agree that this is one of the better complexes in Addison. Yes, you can live in the circle with the partying 20 year-olds and no view except into your neighbor???s apartment. Or, you can live near the ghettos of Spring Valley & Alpha or your other choices include off Brookhaven (again, with the 20 year-olds).
I was here for almost 8 years, left to buy a house and came back and couldn't be happier. You will NOT find another complex that calls the A/C folks the same day you have a problem around here. All my friends that are in complexes near here have to wait through the weekend if their maintenance person isn't on site, and once his incompetence can't fix the problem, THEN they call someone and you wait for them as well. With 100 degree heat, I will gladly put up with the "dated kitchens" for the customer service you get here. And for those of you relatively new to BTT, the kitchens, as well as the rest of the apartment, have been updated. When I first moved here years ago, the countertops where a beige color and the walls were white, not the "soul sucking tan" as another poster commented. If the rent is too high for you, swing on by the ones at Westgrove and Ledgemont (the god awful beige ones), perhaps those are more your speed. Be sure and keep a good eye out, car might get jacked while you are watching your TV one night. If DirecTV or AT&T DSL is not your bag, then perhaps questions should have been asked prior to signing any paperwork. Can???t blame others for your lack of due diligence before committing to something for a year.
If you want new, go get it down the street. Just be prepared to put up with an array of crap that will THANKFULLY not be tolerated here at BTT.

TEN CENTS A SQUARE FOOT NOT CREDIBLE ...
Studio 571 SQAURE FEET MEANS $57.00; 701 TO 1062 MEANS $70.00 TO $106.00 PER SQURE FOOT. 1225 - 1290 MEANS $125.00 TO $130.00 PER MONTH. My cooling costs at 74 degrees was 20 cents a square foot and suspect this is much closer to reality.

Why so much hostility? Must everyone agree with you or be lying? Yes, less than 10 cents per square foot; however, I realize that is a somewhat ambiguous factor since the charge per kWh varies. I paid 13.41 cents per kWh. My windows and doors must not leak very much. At 20 cents per square foot, I'd be looking for ways to conserve. If my utilities are at the low end, this could explain why I am happy and you are not. Agreed, there are cheaper places around here, but I don't want to live in them. For me, BTT is the best option in Addison.

The "other person" implied I lied. An earlier post implied I was a management plant. Both are untrue as I previously stated. Unfortunately, all you "Anonymous" are interchangeable on the post. Some of us use a unique id which allows us to be connected with our posts. Yet another reply accused a poster of not addressing specific questions. I tried to give my response to those questions to support why I like living at BTT. I have a TXU ebill that supports my claim. I have NOT had high bills. Everyone has a different lifestyle so utility usage will differ. My bills simply document the ability to live here without excessive electric bills.
I guess I should take the "sound like a brochure" as a compliment. My background is scientific not liberal arts.
Why would anyone expect an apartment staff to look out for a prospective tenant's best interest? They should answer questions accurately, but a disclaimer? Most of life is buyer beware.
I used apartmentratings to evaluate Addison apartments. If only the disgruntled posted, the next researcher might not bother to come look. I wouldn't have come without the very positive ratings at that time. It would have been my loss. I knew about the TV/Internet situation but it was irrelevant to me. Gets back to that old value is subjective.

OK ... JUST A NOTE. IT IS REALLY COLD NOW -- MY APARTMENT IS FREEZING AND COLD AIR JUST POURS THROUGH THE DOORS AND WINDOWS. AT LEAST THEY COULD PUT SOME WEATHER STRIPPING UP. I BELILEVE THE RENT WE PAY SHOULD INCLUDE DOORS AND WINDOWS THAT DO NOT LEAK LIKE THESE DO. MY BACKGROUND IS NOT SCIENTIFIC OR LIBERAL ARTS. I AM JUST A POOR WORKING PERSON TRYING TO PAY MY BILLS AND LEAKY DOORS AND WINDOWS MAKE IT THAT MUCH HARDER. WHY ANONYMOUS? RETALIATION, OF COURSE.

Here's a problem: the same person is posting as "anonymous" multiple times in response to a rating.. Those of us who use a "unique id," as choose2rent calls it, will only have one post show up.. Anything we write later erases the previous post.. So "anonymous" can reply 3 times to this post AND rant some more about the complex on 1/06 about having to weatherstrip and THEN make personal attacks on others --ME-- all the while comfortably hiding behind "anonymous".. Retaliation could happen, sure, but sometimes one has to be willing to stand up for what one thinks and/or believes. If you're not willing to do that much, why should anyone take you seriously?
