Anyone looking to rent here just beware of the hidden fees. When I signed my first lease, all was normal - like many other properties in the area. I accidentally, forgot my rent one month (by a day) and was charged a $30 late fee - no biggie, I paid it, all was well.

I re-signed my lease for another year only to find out that their policy for late rent had changed. Now, if you're late not only are you assessed the $30/day late fee, but you must also pay back what they call a "concession" they make in your rent - the difference between "market" rent and the amount you pay. Only I'm not sure how they come up with the market value, since everything in the area that's about my size is within $30-$50 dollars of what I pay. But, this time when I was a day late, my fees totaled $215 in addition to my normal rental amount.

When I thought I might just terminate my lease early, I was informed that I would have to pay a re-letting fee (equal to one month's "market" rent) plus any concessions I had received. In other words, if it had been 7 months since the beginning of my new lease term, I would have to pay $185 (my concession) times 7, plus the 60 days notice at "market" rent. Total cost to get out of my lease: $4160.00!!!

I'm not sure what kind of scam they're running, but if you're looking for some place to live while building a house or looking to buy a house or you might be re-located for work, you might want to delve deeply into how much it would really cost you to get out of your lease early.

I would never recommend this place or any other Sentinel property to any person I wanted to keep as a friend.

And the other posts about how the staff treats you like crap after you sign on the dotted line is pretty accurate. You might want to think twice before renting here!!!

BOO HOO You were late on your rent and like everything else in the world today instead of taking on the responsibility of my own mistake you chose to blame the apartments,If you read your lease you know the one you signed, you would see all the things your whining about in writing...so grow up and be an adult...It was your mistake not the apartments..

WOW! I was looking on here to check out this community and I made a mistake. It just seems like nobody comes on here other than to write the bad stuff... well, I believe that since you paid your rent late, you propbably won't make that mistake again right? That is probably why they do it! PLUS, you did sign to it at some point, I bet they didn't just pull that out of nowhere! Pay attention to what you sign!

they are allowed to change rent policies as they please, its in your lease agreement

That is pretty sad that you can't pay your rent on time. That re-let fee is in the Texas Association Lease contract. Every Apartment community in Texas has some sort of fees attached to a lease break. You signed a contract, that applies to pretty much any contract you sign.

You must be new to renting because all rental properties use the same lease form (and it is verbatim, which means word for word) provided by the Texas Apartment Association. Heaven forbid you actually read the lease agreement before you sign, you would have know all of your "earned" fees before not paying your rent on time, not to mention trying to break the lease agreement. As for the outrageous reletting charges of which you speak (which is up to 85% of your current rent there genius, not 1 full month), somewhere in your agreement it is mentioned that you not only pay the reletting charge, but you would also be sure to give them either 30 or 60 days notice before moving out and paying back your concessions. Why would they want to give you a special deal if they know you are going to break your lease agreement? Plus, you would have to pay the rental market rate for which your current lease agreement states (your undiscounted monthly rent) until that 30/60 day notice is up. I am not mgmt and I don't live at this complex, but I can't stand individuals that complain about a community when it is their own stupidity that got them in a particular position in the first place. Grow up!
