THIS IS THE WORST APARTMENT EVER!! This place is not safe to live in. It's falling apart, the water runs, the heating/cooling is never working (which leads to unsafe living conditions for seniors and children, which are plentiful here), there's mold everywhere, and it's infested with roaches. This is just the tip of the iceberg with the actual facility. If this complex was inspected by the city, it would be condemned. That's bad enough, but it gets worse when you consider the management. At the beginning of summer, they attached notices to all of the residences doors that a change in management was happening, and that the name of the complex would be changed from Arbor Terrace to Olive Branch. Everything received from the office says Olive Branch, but don't look that up in any phone book, apartment locator or website, because you won't find it. They didn't even change the sign in the front. To top it off, they said that they would be making improvements to the property, but apparently they have no idea what the word improvement means. They painted some of the outside fixtures, mainly the ones facing Pioneer and Arkansas, and they didn't paint well. Then they cut down the trees. Doesn't sound like a big deal, but when the air doesn't work and the shade keeps most of the apartments cool, you understand why people were upset. They didn't even remove the stumps or the roots from the ground, so it's not like they were trying to fix a plumbing problem. To add to that, there are quite a few drug dealers living on premises. They did instill a new, three violations and you're out policy, but all that did was get rid of a few tenants that management didn't like. That's the worst part about this complex, the management. They are lazy, rude, uneducated, inconsiderate, and liars. They don't have the office open when it's supposed to be, they don't answer the phones (office or emergency), and they do dope and drink with some of the aforementioned dealers. If you are even thinking about this place, stop. It's not even worth a dollar a day to live here, in fact, you couldn't pay me enough to go back. I hope this place gets condemned by the city, and that the owners, managers and their "friends" (i.e. the dealers and people who don't pay rent but get the managers high) all get arrested for the many illegal acts happening at this complex.

This is my thoughts exactly!Especially about the management!!They are all dopers and need serious help.I hope this place is condemned very soon.I feel sorry for the old men and women who live there. Somebody please do something!!!

You know ya are just mad cause the new manager DON"T take ---- from nobody. Since she has been there she has evicted alot of people. She evicted all the drug dealer and as you can recall they were fighting Pittbull outside and she got rid of them TOO. She has done a wonderfull job. She has done as much as she can. Just yesterday they were helping the maintance cut the grass They do what ever it takes to keep the propertry running. She can't do all the work we as the residents have to help her keep the property in good shape. I have never seen her here on the property at nite. So why would you say she DRINKS and does DRUGS when it is NOT TRUE. They are the BEST MANAGERS we have had here. Don't Belive every thing they are saying about the new mnagers. These people are just mad cause they were probably evicted. And they are trying to make them look bad. THEY ARE THE BEST. I HOPE THE NEVER LEAVE.

dear angrymama...are you serious u must be taking upfor them because u urself are one ofthe people up stairs from the office partying with them....they do infact drink and party and do drugs hell ive seen them walking around drunk chasing their girlfriends arguing and fighting @all hours of the night and no the manager dont do it anymore....but dont even try and act like the managment isnt part of the problem because thats where the problem starts!!!
