Beware of Arbrook Park Management!
DO NOT lease an apartment here, this might seem like an attractive option to live in, but underneath there is an EVIL PLOT to trap you!
The management here seems friendly in the begining but once you are ready to sign in your lease, the clauses start to pour in from no where.
They expect you put an holding deposit plus application fee which is fine, but they want you to sign a lease immediately (within 48hrs) even though the move-in date is weeks away.
DO NOT sign the lease untill you move-in.
And in case you have already done that and YOU have being trapped. Be prepared to loose your hard earned money to these daytime looters.
This is how the trap works.
Before applying for the apartment they would tell you, if you don't move-in you would loose your application deposit and application fee. Which is fine by me as that is a risk I was willing to take. They would also not tell you that they need you to sign the lease within 48hrs of applying.
But once you have applied for the apartment and paid the application fee and deposit, they would tell you to sign the lease in a couple of days.
And now when you ask about changing your mind-in before move-in they would mention that you need to pay a penalty which is 2 months of market rent plus you loose your application deposit and fees.
The 2 months of market rent as early termination fee and 60 day notice to vacate the apartment is mentioned only if you ask after you have applied and paid the application fee and deposit. This wasnt disclosed when I specifically asked about early termination before applying and paying the application fee and deposit.
When I complained why didnt you tell me this when I asked it thrice, they say "oh I didnt understand the question."
What!!!!
How simple the question can be - "What are the penalties for early termination of lease'" and "What is the penalty if I dont want to move-in into the apartment after applying for it'"
How clear can the question be when it has been repeated thrice.
They also said "We do what our bosses ask us to do."
Would they jump off or push someone off a high-rise if their boss ask them to'
I am really surprised how they sleep at night knowning that they are conning people.
How can they ever work for such employers or landlords' I would prefer to starve to death than work for such parasitic blood-sucking cheats who wish to feed on an hard-working person's money.
BEWARE THESE ARE MONEY HUNGRY MANAGEMENT/LANDLORD, THEIR MAIN AIM IS TO HARRESS and CON PEOPLE!
DO NOT RENT THIS APARTMENT AND BY SOME MISFORTUNE YOU DECIDE TO LIVE HERE THEN MAKE SURE YOUR LEASE IS SET RIGHT WHICH I DOUBT IT WILL!!

It is "your" responsibility to know these things BEFORE you lease the apartment. Just as with anything in life, you should investigate and ask for a copy of a blank lease contract to go over prior to signing. At the top of the contract it clearly states: PLEASE READ CAREFULLY BEFORE SIGNING, THIS IS A LEGALLY BINDING CONTRACT. Just as there are probably parts of your job you may not necessarily agree with, hopefully you still follow directions because it is part of your job. This is exactly what these people are doing...THEIR JOB. Look at other apartments, if they are on a TAA (Texas Apartment Association) lease, they should be enforcing the exact same policies. Those are not the policies according to Arbrook Park but rather the policies according to the Lease Contract. DONT LIKE IT...BUY A HOUSE!!!

Residents have the right to look at any and all documents before they lease and any time after as well. Read before you sign and keep copies as a reminder. Be sure you ask the right person for information. If you are not confident with the person you are speaking with, ask for someone else. This applies to life in general, not just apartment leasing. I sure hope you asked for a written policy or to speak to me, the manager to get a solid answer. If you did not shame on you.
