It may look nice and pretty from the outside....but..what they end up selling you is snake oil. I regret moving here and would rather live in Hell!! The staff try and sell you this "safe, gated, family-friendly community," but it is anything but that. The gates rarely work so that anyone can just drive in. There are burglaries, domestic violence, drug dealing and consumption in the parking lots and at the pool. Parties, fights, dog feces all over, unsupervised bad mouth kids/teens, gang writting all over the playground and gang issues. As well as, lazy, uncaring staff and management to go along with the unprofessional maintenance crew. The maintenance crew barely ever comes when you need them and sometimes I had to take care of maintenance issues myself. Good luck trying to get management to do anything b/c they act totally clueless about whats going on and then try and feed you a line of sympathy, thus, afterwards telling you they are going to fix the problems, but they never do. There are courtesy police who live in the complex (rent free) who are supposed to help out when there are problems, but they rarely show up, you are better off calling 911 from the get go, which Ive had to do many times. Management said they were going to have cameras installed on the grounds for safety, and hire a private security company to patrol the complex at night, but that hasn't happened and its now been a few months. Every tenant you might talk to will tell you they have had problems too. Some tenants have even packed up and left without finishing their lease b/c they were so tired, disgusted, and stressed. Ive never lived in such an unsafe place and would NEVER recommend anyone to move here.

if there are courtesy police here then they're LAZY too cause I don't see any improvements. i just saw a man beating his 9 or 10 yr old son the other day and screaming so loud that there were quite a few people staring but ti didn't stop him from beating his son. These people need some serious parenting classes and the office should hire someone to give them. They hire other people for things the residents don't even care about.

Did you do anything to try to stop him from beating his son? Of course not!!!!You are just another one of the complainers that sits back and watches instead of taking some action to change the situation. For the original post...guess what? You described this property as.....burglaries, domestic violence, drug dealing and consumption in the parking lots and at the pool. Parties, fights, dog feces all over, unsupervised bad mouth kids/teens, gang writting all over the playground and gang issues......guess what??? Welcome to LIFE in 2008. It does not matter where you live, This is what our society has turned into thanks to LAZY parenting NOT lack of security or working gates. Wake up and do something proactive instead of blaming the property for our unsafe world. And your comment about the people who left "before their lease was up" was PROBABLY due to the fact that they could no longer afford to live here, but of course someone like YOU once again wants to blame it on the property. Thank Goodness for the hundreds of apartment communities out there..NOW WE CAN BLAME ALL OF SOCIETIES PROBLEMS ON THEM!!!!

It can be blamed on the management....b/c in legal terms its called negligence. They (the management) are aware of problems yet ignore or fail to exercise a degree of care. Also, when they misrepresent the quality of the apartment, its grounds, facilities and security, that is called deceptive trade practices. I dont care how many flyers they send out to the tenants and rules they establish, the management needs to follow through with actions. Its the follow through part management and maintenance lacks skills on. And to say I am blaming the park for our "unsafe world," nah....just the unsafe apartment community at Arbrook was what I was going after. Plus, to say people only leave b/c they no longer can afford to live there...sure some of it is true, but how do you explain why 7 neighbors of mine in one building packed up early and so stated that they were leaving b/c of all the BS. Which I did not blame them one bit. So maybe you were fortunate, had wonderful neighbors and lived in a quite section of Arbrook...just be thankful b/c some of us weren't so lucky. And say we needed to be proactive...well I dont know what you think proactive is, but, when it came to looking out for our neighbors, their children and calling the police when "crimes or other bad activities" were being committed as well as making the management aware of problems, I would have to call that proactive.

I can assure you that I as the manager of Arbrook Park do care. There are some areas in which my hands are tied. I am unable to parent resident's children. While we can screen people for criminal background and ensure they qualify with income I cannot screen for character. Everyone qualifies the same and if you have inconsiderate neighbors we are often never notified. I will occassionally talk with a resident that wished to move out that has had an unresolved issue or conflict with a neighbor, but has never come to me. This is unfair to us both. In a situation such as this, I have never been given the chance to make a difference and you have lived in an unpleasnat situation without asking for my help. We strive to care for the community by keeping it clean and presentable. We have a fabulous maintenance team that truly cares about the residents and takes pride in their work. In a multi family community we sincerely want to make everyone happy, but that goal is impossible for one reason or another. I have an open door policy and speak with anyone that calls, visits and I return all emails. Residents must understand that not every situation will resolve in a matter of hours and will often involve compromise. Communites are managed by a set of laws, rules and guidelines. Should we bend the rules we are in violation and can face consequences. I would also like to mention that this forum is most often used by people with complaints as a means to vent and exact revenge for a situation that may not have ended in their favor. Every situation is different. People are more likely to vent a complaint than pass along a compliment. Keep this in mind. I invite any of the residents to pass along a note, even if it is anonymous to let me know what their thoughts are...the resident survey we sent to the doors resulted in only a handful being returned. Despite what YOUR perception may be, we have a staff of caring professionals and we do indeed care.
