UPDATE:
The situation at these apartments has gone downhill (more) in the past 6 months. The management office has been known to tell tenants and owners one thing, but the opposite it true. Other tenants and owners talk about some underhandedness going on. Tenants and owners alike are upset (and have occasional gripe sessions).
I have been told that previous tenants have been screwed out of deposits and treated unfairly. Someone may be vandalizing the place after hours (the police have been on property several times lately).
They DO rent garages and don?t check to see if they are already taken! Very poor management. They (try to) change your lease at the drop of a hat.
Previous review: This has been a fairly quiet, nice place to live. Management has changed (not for the better), since last year (they are not as good as the previous Post). The apartments are being redone into "condos".
Some good points:
It is fairly quiet on the South side of these, the North side/Green Oaks is VERY noisy with trucks rumbling by all day).
There are people with pets (all kinds).
Internet comes and goes, sometimes good, sometimes slower!
Trees & covered parking. Extra storage if you can afford it.
Things to consider:
ONE-DAY-NOTICES
They leave one day notices on changes in parking and other things ON YOUR DOOR and you are expected to comply immediately! If you have parked in your spot and are on vacation...TOO BAD! Your vehicle may be towed by the time you return!!!
A tenant in building B said they came home and staff had left some paperwork IN THEIR APARTMENT. Apparently management had called first to see if anyone was home (their number was on the caller ID) and when they didn?t answer, they just came right in. Last I knew, this was illegal. The tenant said they made it sound like they do it all the time. NOT what I would want in a landlord-tenant situation unless I had to marry into the family!
There are sporatic problems with electricity (there is a short in half my apartment which maintenance cannot seem to fix...it shorts out and I have to go to bed & shower in the dark). Maintenance takes 1-2 hours to get back to you if they want to, and sometimes don?t.
Since the apartments are on a bluff (nice view for a few), and it is shale, there are lots of scorpions (one was found by another tenant in the parking lot. They are in the garages and shrubs. The mailman said they are all over the bluff and a kid was walking around with one last weekend as a pet!).
If you like pools & workout equipment, this might be the smallest you have ever seen (for both).
Electricity is high, no matter who you get (ave. 80-110$), or what time of year. Water runs average (10-17$).
To renew your lease they will try to charge you over 13% more.
HOW COULD THIS BE FIXED'
Get a new manager (let?s face it...too much bad blood here with this one...why not promote her...a la Peter Principle'), change tactics (tell the truth, don?t trespass into tenant homes, have a tenant-owner transition team if they want to buy), team owners with tenants and give them a say in making this a good place. Let the new manager run the place answering to one boss. DON?T CHANGE THINGS AT THE DROP OF A HAT AND GET INPUT BEFORE DOING SO (at least think about it)!
