The only thing I have found that works to gain anything with the management is threats. One of the biggest maneuvers they use is to get you to sign the lease before you see the actual apartment you are renting (because it isn't ready yet). DO NOT SIGN UNTIL YOU SEE THE ACTUAL APT AND HAVE THE OPPORTUNITY TO INSPECT EVERYTHING! Once you are in it is a royal pain in the ass to get anything done. You have to really push the Equity guarantee and demand credit on your even, going as far as to call the corporate office.
If you really need a cheap place, it should work for you, but beware that you will get what you pay for!
