I have lived in Providence since October of 2006. Like any apartment building, Providence has its good points as well as its bad. Too many people do not give a fair account of their experience, especially while they are angry with something that has happened to them, so I want to give an account of what the apartments are truly like...

Moving in: I rented my apartment a month before it was available. The apartment I was originally looking at had the same floor plan as the one I ended up moving in to, but they had rented that one before I was able to sign the lease. They offered my apartment at the same rate as the one I was looking at even though the market rent was originally higher. VERY fair on their part and extremely reasonable for the square footage.
On the other hand: the tenant before me overstayed her lease, so when I moved in, they had not had time to clean/fix the apartment. There were many things that needed to be fixed, but you will find that at every apartment building. I made a list of things that needed to be repaired and while they were not all tended to, the major issues were taken care of...namely the water leak to the floor boards in the kitchen that made me a little nervous to walk on. :) I did not need to stay on top of them to have it fixed or anything, though I had to remind them once that the floor was ready to be tiled again after they had fixed it.

Office staff: The office staff was VERY nice every single time I had to visit the office. Also, just as a side note, I had no reason for going there but to pay my rent. Please keep in mind, before bad mouthing the office staff, these are working professionals, but they are also human beings who happen to forget sometimes (like we all do) and are not dim witted or "bimbos" as I have read about them being called. In the one instance I had to remind them of something that needed to be done in my apartment, it was taken care of the next day. Let's cut them a little slack because they work very hard.

The down side: My apartment was on the 3rd floor overlooking the main pool area. Being close to the college, many of the college students live there and yes they tended to get a little loud at night. Generally it was okay and rarely kept me up, but a couple times, the shrieking girls got a little loud. Near the end of my stay I met James the "pool guy" whose duty it was to keep order at the pool and even provided me his phone number should I ever need him to shoo away the rowdy teenagers.

THE ANTS!!!!!!!!!!!!! The only complaint I truly have is about the ant infestation. I am not a dirty person (everybody says that, right' :)) but the ants are EVERYWHERE!!! After speaking to many of my neighbors, I realized that it was not just my apartment that had the problem, but many people all over the complex were dealing with this. Yes, the apartment complex does offer to have an exterminator come around every Friday (you just have to let the office know that you need him to come to your apartment) and sprays. But I think they are super ants because it never seemed to take care of the problem as they always came back. I found them crawling around in my drawer the other day, and I KNOW there aren't any crumbs in there, so, yeah, the ants were a little out of control.

One last tip...I cannot express enough how important it is to pay your rent ON TIME!!!!!! Due to my own negligence, I paid my rent one day late after having perfect payment history for six mmonths with the complex and they charged me $200 more than my rent was supposed to be. Granted it was my fault and believe me it never happened again, but WOW!!! Be very careful with that.

All in all, I had a very pleasant stay at Providence in the Park. It had it's perks, I really enjoyed the open floor plan, the vaulted ceilings (on third floor) really made my apartment seem huge, the crown molding gave it a finished touch and the open kitchen was perfect for having guests over. Like any apartment you are going to rent, this one had some down sides but people have lived here before and with that living comes wear and tear. At least YOU don't have to pay to have it fixed. So what if it takes a day or two before they can get to it' I would definitely recommend this place to anyone who is looking to be in a comfortable, safe, and friendly environment and close to the mall, good dining and smack dab in the middle between Dallas/Fort Worth. I'm only leaving to be closer to work, but you will truly enjoy your stay here. I know I have.

$200 for late rent? LOL I thought the late charge was 50.00 what a ripoff.
