I read the reviews on River Oaks apartments prior to moving in, and everyone seemed to be somewhat okay with this complex. These are the things that, had I known, I would have made another decision.... and maybe someone else will benefit from reading this before they make the decision to move here.
#1 - Parking. The majority of the complex is on a slope. During my 7 months at River Oaks I have acquired 5 or six door dings (bad ones) as a result of parking between cars on a slope.
#2 - Smell. There are two landfills and one wastewater treatment facility within one mile of this complex. Some nights the smell from the water treatment facility is so pungent that it's unbearable to go outside or open your windows.
#4 - Trash - Every single week, one or both of the 2 dumpsters on site overfills and it is a regular occurence to see trash flying all over the complex.
#3 - Crime. As a single woman, this is a huge concern for me. Go to Arlington Police Dept website and look at the crime stats for this complex and surrounding complexes (Bella Vista). 2 apartments (possibly more) have been broken into since I've lived here. If you despise loud rap music and trash all over the roads, don't move to Arlington. ((Even the police officers blare rap music, unbelievable!) My first time living in this city. Never coming back. I have never felt more unsafe at any other complex.
#4 - Rodents. Now, I know this can happen just about anywhere. Let me tell you a story an apartment so infested, this resident was moved to another unit. (They DID pay for this resident's movers.)
#5 - Overall feel - Arlington has just become a total disgrace. I will not renew my lease, they couldn't pay me to stay in this place.
On the positive side, the people in the office are really genuine, kind and helpful. Maintenance guys are really great.
