When I first moved to Riverbend I was a very happy camper. Both the leasing and maintenance personnel WERE top notch. They knew me by name months after I moved in. They attended to my needs promptly and were just good folks in general. The property was maintained with the exception of not enough trash pickups. Alas this is no longer the case. Since I have lived at Riverbend the property has gone through 5 different managers. They let the best one (Joseph) be lured away by a competing community. Management wise it has been down hill ever since. The property has a serious ANT problem. The landscaping only looks good from the street and near the leasing office. Everywhere else there are bald patches where there is no grass, tree roots sticking out from the earth. Trash all over the parking lots especially over the weekends as there are not enough trash recepticals for the amount of apartments and they are not emptied often enough. The problem worsens when they have contractor putting in new carpets or when maintenance changes out very old appliances and they put all that bulky stuff in the one dumpster nearest most apartments instead of hauling it all to the back of the property or renting additional dumpsters for their projects. So not only do you the tenant get to pay a monthly fee to have the trash dumpsters emptied, you have no say in how often it gets dumped and you usually have to step over trash on the weekends. They have no "porter" on property like other communities do in order to keep the grounds clean. Back when I first moved in they didn't have a "porter" but they did have one of the maintenance staff come in early and pick up the trash and stuff from the common areas as to keep the grounds clean and enjoyable. The only time maintenace is taken care of quickly is when you make the request via email and send a copy of the request to the customer service office. The only reason it is taken care of quickly then is because you have a record of when you sent in the request so they must respond within the 24hr service guaranty or get free rent for everyday it is ignored. Both the manager and the assistant manager will lie right to your face. I have had them do it to me several times and when I came back at them with proof they changed there toon. They do give you a fake smile when you go in the office but you are often ignored if there phone rings or when you come in and they are obviously (going by the part of the convo you hear) on a personal phone call. They have spent most of there budget on sprucing up their offices instead of using it to update that sorely out of date "exercise room" they have. The property also has no business center and has no tenant activities or tenant appreciation program. Once you live here they forget that in fact you are a customer who pays them hundreds of dollars a month and that they should do everything they can to earn your repeat business. Over all the grounds are poorly kept, there is trash everywhere, the staff is uncaring unless it is lease renewal time or you are leasing for the first time, parking on parts of the property is horrible, there is very little handicap accessibility, the parking lot is horrible with lots of bad patches, if you look closely at the buildings you will see the blatant foundation problems and the woods, oh don't get me started, they are trashy and mosquito infested (there is a creek somewhere in there) the only bright spot is that currently there isn't a crime problem.
