Crime Infested complex and horrible management!!!

Within the first year of living there, a neighbor's car was broken into. The following year my back window of my car was shot out by a BB gun when an SUV drove by it for fun. My boyfriend, who lived with me, witnessed the incident but couldn't get the plates of the car. The following year his truck was broken into. The apartments next door, Collins Pointe ( who are also owned by King's Landing) are very loud!! I was woken up in the middle of the night by a lady screaming at her boyfriend or something. It was about 2 or 3 in the morning.
When my boyfriend was outside one night he came inside and told me there was a strange guy standing next to the brick wall that divides Collins Pointe and Valley Tree. Of course I turn off the bedroom lights in order to take a look outside to see what the guy was up to. Sure enough he moved away from the wall and was looking into all of the cars and tried the door handles of the cars too. I told my boyfriend about it and he called the police but they didn't catch the guy.
Around March I was up late one night on the computer and kept hearing some banging noises, which I thought was coming from the laundry room since our apt was close to it. I witnessed 2 men coming from there looking suspiciously. They were walking toward the parking lot so I went to look out my bedroom window. Sure enough they were walking fast up to a car I didn't recognize and they were throwing things into the car and threw something out into the grass. Later I went to see what they threw onto the grass, and it was a metal box where the coins are stored for the dryers. My boyfriend and I went and checked on the laundry room and sure enough the dryers had been broken into. I left the metal box there to see if the maintenace crew would even notice since they never pick up trash on the ground and that's why the complex is dirty and trashy. That metal box had not been picked up for over a week!
The maintenance guys were pretty good before but we had new management (King's Landing) take over in the summer of 2007. For the longest time I never saw any maintenace guys on the property, and that says alot since I'm home most of the time in the summer since I'm a teacher. One time I had a leak somewhere and it made part of my carpet wet. I immediately called the office to let them know and to come fix it. The lady didn't seem to care and said they would fix it. The next day it wasn't fixed. I assumed they would want to fix that since it was a water leak and didn't want any mildew. So I contacted her again and said that I wanted a note left by the maintenance crew to let me know they had been there. They still didn't come so I sent my boyfriend to the office to talk to them face to face. They did the same thing. So then I went in the next day to talk with them and told them this was a serious matter. Till this day, it was never fixed.
Our weather stripping on the bottom of our door fell off one day since the door is pretty old. There was a big gap on the bottom of the door and alot of bugs kept getting into our apartment. So we called the office and after a couple of days they finally came to fix the door. When they came they said, " What did you do to the door'" I couldn't believe they said that to us.
The water bill is horrible. It was billed to the amount of usage but now it's based on square footage no matter how much you use. So we had a flat rate of $30!
There use to be a mailbox where you could drop off your mail and the mailman would pick it up. Big mistake. It got broken into and somebody stole my mail and forged some of my checks. Needless to say they do not have that mailbox there anymore.
Since our apartment backed up to the tennis court, there are people on the court all hours of the night. Not playing tennis, because each time they put a net up, somebody ruins it and they have to take it down again. One time we kept hearing loud banging noises around the pool area. Come to find out, there were these kids shooting BB guns at the glass of the laundry room. They ended up shattering the glass. When my boyfriend went up to them, they tried shooting at him. We called the police and they never did find the boys.
For some reason they are constantly working on the water at the complex. It has been turned off about 20-30 times since I've lived there. That's way too much.
This past Fall they installed security systems in the apartments. You would think that would be a good idea. Most apts give you the option of using the system or not. King Landing makes you pay $50 extra a month on your rent whether you use it or not. When we got the paperwork of how much our rent was going to be if we renewed, they were going to raise our rent $200 more than what we currently pay and then the extra $50 for the security system. I said, "No way!"
We were scared to go on trips and leave our valuables at home so I would have to take them over to my mom's house and leave our cars there. That's sad! Plus my friends were scared to come over after awhile cause they didn't know if their cars would get broken into.
We have finally moved out and are very happy in our new apartment and no longer at ValleyTree! =)
So take my advice and don't move here. It's not worth it.

I agree, this place is crime infested. My first week in the apartments and someone had broken into a car near mine. I went into the laundry the day after the break in and didn't notice that the dryers had been broken into until I had already done 3 loads of wash and turned and put the clothes in and started to put the money in. Maintenance sucks here, they were good at first, but everything is a "bubble gum" fix and is only temporary. King's Landing stopped paying for Cable too, and they give you a whopping $35 off your rent in response... well, that's the bulk rate they pay, when Time Warner turns the service over to your name, it costs $83 for the same service... not quite even. So now I'm paying $35 less for rent but $48 more for what was supposed to be in my contract (they don't hold to their end of the contract in any way, just to let everyone know, unless of course it's when you owe them money)

I live at Collins Pointe and have to agree with all that I just read. Collins Pointe is VERY Loud and the management does nothing about it. Actually they don't do anything at all but cause residents headaches. When I first moved in in 2005 the office personnel were great! If anything needed to be done in your apartment or on the property, all it would take was a phone call. Management has changed at least 3 times (i've lost count) and even now, they are not qualified (or they just don't care)to do a their job. Rules/policies/procedures tend to change at their convenience and yes when you do owe them money they tend to be very threatening in nature. They should react with as much vigor to assist tennants as they do when they are trying to collect money

I relocated from out of state in 2005, and the management @ Collins Pointe is what won me over. I loved my apartment, but I did have an issue with the loud fighting tenants whom were in the parking lot my first night in the apartment. Needless to say, management did eventually clean up most of the "riff-raff" and I was content.... that is until a new management company took over. They replaced the very friendly group in the management office with the "rude and snobbish crew." Any phone call or in person visit I made to the office was always responded to in a very rude manner. I couldn't wait for my lease to expire so I could get away from the horrendous management and tenants. I would NOT suggest this place to be considered as your new residence. On top of the rude and unprofessionalism I had to deal with in the office, my apartment flooded numerous times, and my central air unit nearly caught on fire (I was awaken by thick smoke)one morning when my son and I were in the apartment sleeping.

I live in collins pointe for about 2 months now and they have gotten new managements yet again....to be honest i think they are great!they have taken sooo much care of me and all my needs!the crime has went down and as far as i know the new management is perfect for the job!
