Would Absolutely Recommend.

I don't know what the previous three reviewers are talking about, but I've been been living here since May 2008 and would recommend and have recommended this complex to friends and classmates alike.
1) The landlord and landlady were crystal clear on the terms of agreement while my roommate and I signed the prelease, and even completely changed the dates of our lease when we asked to change our dates, as well as our move-in date, FREE OF CHARGE. They're extremely clear on where our rent money is going and what they're doing to make life easier here for us. It put me at ease knowing the exact temrs, and knowing for sure that I wasn't being swindled.
2) The landlord and landlady are like surrogate parents. They genuinely care about each and every one of us. We're undergoing some construction here, and when Jeff heard that it was noisy, he put me up in a hotel room, free of charge. He didn't have to, but he approached me, asked me if I was bothered, and upon hearing 'yes', immediately put me up. This is not a duty of a landlord; this is downright paternal.
3) Rent is REASONABLE. My roommate and I pay $1100 a month, total, all bills paid. Pet fees are completely reasonable.
4) The maintinence man lives in the complex and is speedy and friendly.
5) Parking is good, and there is no additional parking fee.
6) Noise levels are good, esp. for West Campus.
7) Water heats up fast, convenient laundry rooms, and excellent water pressure. It makes a difference!
8) A lot of the apartments have been renovated, and look really nice, especially juxtapositioned to the other rats' nests (aka student housing) here in West Campus.
9) I've seen a few hobos, but they're harmless. Just buy a paper shredder like a grownup and nothing bad will happen.
10) Excellent internet. We had some problems at f12irst, while transitioning to a better provider, but it was worth it, and they worked around the clock to make sure that we had it within a few hours.
11) Pool is nice, albeit a bit small. But it's West Campus. Pool << housing.
12) Tenants are nice. This ain't Riverside, aka no bullet holes puckering your walls/prostitutes working the corner/drug lords next door. Everyone seems really friendly.
13) There have been a few incidents with loiterers, but it was a random occurence and it was rectified immediately. I've never felt unsafe here, and I've actually feared for my life in the Hyde Park area.
14) Walking up/down the hill isn't great, but it's better than sitting next to a hobo who personally soiled himself on a CapMetro, just to get to your $300/mo. Riverside apartment.
All in all, I would highly recommend living here. Great landlord/landlady.
