Before you decide to live here you may want to take my opinion as a former resident.

One of many reasons I decided to leave was because of the non-stop construction noise all around the property.

It begins at 2 a.m.

everyday and if you are looking to get some good rest, well you better rely on sleeping aids or else you'll become an insomniac.

Point is you WILL NOT get any sleep.

Many complaints have been made regarding this issue to both Project Managers of each construction site, but Management, Police Officers and even City Officials have ignored the problem and will do nothing about it.

Secondly, my apartment leaked numerous times from the upstairs neighbors and again nothing was done about this repeated issue.

It was so bad that my walls were stained & misshaped and mold began to accrue insides the walls.

Other neighbors I talked to had the same problem.

Some indicated their floors were caving in, due to water build up inside the floors/walls.

Several bikes have been stolen & many cars have been broken into and none of the entry gates ever work.

Management continues to make up excuses and cameras were promised (almost a year ago) to be put up, however, I still hadn't seen anything up to the day I left.

The property is supposed to be restricted, but several times I have seen many people come through the gates day and night.

Management is ignorant, ignores resident complaints, lacks professionalism when it comes to dealing with the issues of the property.

The amenities aren't so great and Management had the nerve to raise my rent $150.

The price you pay there you might as well buy a home because the convenience is not worth a penny.

Also if you want anything done go straight to the corporate office.

Ladies and Gentlemen, Please be advised this rating was listed by a previous employee that has decided to not take the professional road that I would have expected her to follow. She was not a resident of the community nor are the statements made listed for any reason other than to create ill-will. I would greatly appreciate your visit to the office to see the most unique and wonderful community nestled in Downtown Austin. Sincerely, Debbie, Francis Property Managment

ACTUALLY, I was a former resident and you can email me at mmsan36@yahoo.com and I will verify what was written and answer any questions. I posted anonymous so that management wouldn't gyp me from my deposit.

I agree with the person who is complaining. The location is ideal but the management does not seem to be able to respond effectively to the noise by other tenants or the theft. Additional on site security would probably help with both.

Well FPMDebbie, I have tried to visit your unique and wonderful community twice in the last 2 weeks and was told by the office lady that she couldn't show me an apartment the first time because it was 30 minutes before closing and she didn't want to stay late then i came back thru Austin 2 weeks later and the same lady(european accent) said to come back tomorrow because while she had empty units she didn't think they were ready to show. I am a professional engineer and need to live downtown for the upcoming year but I can't imagine how horrible the staff must be if they treat potential customers like they are an inconvenience.

Interesting that you said the 'office lady' treated you so horrible. The main reason I leased here was because of the amazing patience the 'lady with european accent' displayed in my case. She showed me several apartments on numerous occasions (sometimes ending the tour after closing time) and answered my countless questions. I am an engineer myself and have lived here for several months now. I have experienced nothing but dilligence and great customer service from the office staff. If they told me units were not ready to be shown, I'd trust their judgement as it is in their best interest to rent the dwellings.

I toured this complex and was told that they would ask the current dweller of the unit I was interested in if I could look at it as they didn't have a model of that floor plan. I never heard anything, despite them having my email and phone. I feel that I was being judged on dress or looks or something they didn't like about me, even though I am a young professional. I leased somewhere else.
