I have lived at 404 Rio Grande for about 2.5 years. The location is amazing, and I am lucky enough to occupy one of the units that faces shoal creek. The windows look out over lush trees and a pretty creek, lending a treehouse-like ambiance to our basement apartment.

In the time that we have lived at 404, we have had some unusual maintenance hassles. First, our air conditioner leaked water behind the walls of our bedroom, ultimately causing water to pool under our carpet. Second, the A/C compressor gave out and had to be replaced. Both times maintenance was quick, efficient, and professional. Philip, the property manager, goes above and beyond to make sure that his residents are happy.

The only reason that I have marked down for safety and noise levels is that this apartment is located in the middle of the West 6th entertainment district. There are requently loud, apparently drunk pedestrians outside our windows. A couple of times they have banged on our windows in the middle of the night, which does cause some concern. However, I believe this is a product of the location and not the management.
