Average-Be sure to shop around before you lease

We looked at -->SEVERAL<-- apartmens before finally agreeing to Vistas. Although the apartment's rooms were smaller than what we would've liked we were pleased with some of the other amenitites (attached garage, pre-wired for a network and others). The leasing agents were very friendly and always have been. Having packages delivered to the front office has never been a problem other than the small wait to pick them up when you can (retrieving your package is not a top priority if they have others there looking).
The complaints we have are probably common (at least as common as other complexes in this area)...
1. Trash dumpster-you have to drive your trash over to the other side of the complex to the ONLY dumpster. Mgmnt claims this cuts down on the "smell" but it's an inconvenience and it still smells.
2. Dirty pool-don't be fooled by the beauty of the main pool by the office. Every time we've used the other pool it's been filthy...not the usual leaves floating, etc. but black slimy stuff on the bottom of the pool.
3. Entrance gates-why call yourself a gated community if the entrace gates are stuck open most of the time and there's no perimeter fencing' If you let your dog out, you better watch him because s/he could run for miles!
4. Bugs-there's no maintenance spraying that we've been made aware of. We've never had a bug problem before but there are ants coming in through the cracks in the grout around the bathtub.
5. Nails (tackboards)-when you walk over any place where the carpet meets vinyl/tile your feet remind you that you shouldn't have.
6. MOLD-we have never seen this much condensation on the windows in ANY home. We have mold growing in the window sills that the maintenance guys say it's "normal" or "it's a construction problem" and there's nothing they can do. I have notified them on several occasions that we mop up about 8-10oz. of water from the master bedroom's sill A DAY and this is contributing to the mold growth but they haven't done anything to remedy the situation.
7. Rental rates-the leasing office will make you an incredible deal to get you to sign a lease but when it comes time for renewal they want $1675 for a 3-bedroom''' They must think we're stupid! We know this is a common issue with apartments but raising the rent over 20% is a bit outrageous.
8. Frequent requests-we get a number of requests on our front door from the leasing office. Anything from them wanting US to tell them what parking spaces/garages we are using (shouldn't this be on leases like it is on ours') to when NOT to use the pool.
9. Inadequate insulation-the noise from the apartments upstairs or cars in garages is bad. The A/C unit is not large enough to efficiently cool the apartment.
10. NOISE-when we first moved in the only thing we were concerned with were the rowdy kids upstairs. Now they've seemed to attract a lot of tenants with "base-booming" cars...not what we like to be awakened by at 3am!
11. Vacate notice-our lease specifies that we have to give 60 days notice when we move but they only have to give 30' How many apartment complexes do you know of that will hold a unit for 60 days' So, you're forced to give notice and then "hope" you can find something suitable within the 60 days. Otherwise you're stuck with the outrageous month-to-month rate.
Overall this apartment has met our needs. We hate to move, even given the complaints we have, but when the leasing office isn't willing to negotiate renewal rates on our lease then we're basically forced to move. When we found out what they wanted to renew the lease we gave our 60 days notice much earlier than the 60 days. The leasing office's staff when we moved in couldn't have been nicer or more accomodating. We would tell others to lease here if you don't mind moving every 12 months.
