I lived here for four years and moved because the cross-town commute to my new job was getting old and a time sink. The property was always kept in very nice condition and the units were pretty swank. The fact they had real granite counter tops, nice brushed nickle fixtures, actual tile floors, nice cabinets and even included a washer dryer at a decent price was win. I could always park in front of my building. Closets were large with high ceilings and plenty of shelves provided a great amount of storage. All of my friends always remarked how nice it was. A surprising amount of people out walking/running/dog walking in the evening from the property and adjacent development community gives it a neighborhood feel.
Kitchen counter space was scant, by the time you sat out a mixer and a waffle maker, you only had a couple of square feet to prepare a meal. Second floor was sort of misleading as that puts you right at street/sidewalk level. Overall the property isn't terribly noisy, all issues I've had was with neighbors' unattended dogs getting bored and howling/fighting/barking all day and night. You certainly won't find a corner gas station here, but gas/HEB/banks are just a short drive away in Oak Hill.
I only had two negative run-ins with management, and that was just this year. My AC compressor went out in June, and they kept getting wrong/broken parts. They refused to handle it any other way (i.e. use part from a model unit), telling me it would break the warranty. So, I went a week in the fun summer heat with no AC. The second was where my neighbor's trash had blown downstairs. They were quick to call and accuse it of being mine, said I'd need to come home (from work!) to pick it up, and/or they'd fine me for it.
Toward the end they got really vocal about garbage, recycling bins and the compactor. Yes, on Sundays it fills and stacks up. People got lazy and would set garbage by the recycling bins. The first year I lived there a third party offered door-to-door trash pickup, but at a steep $40/mo ($10/week). In my opinion if they offered this service themselves at a better rate they could get a better handle on the garbage surge.
If I have a job that puts me back in south Austin, I would have no hesitations about moving back here.
