I've lived here for 26 days as of this review. Last night as I was washing dishes, a pipe burst under the sink, behind the wall. I immediately bent down and cranked the water valve off, realizing then it wasn't the valve, but inside the wall. I called the office and quickly explained the situation and the possible severity. 14 minutes isn't a bad response time, unless you have water coming into your apartment at 400 PSI.

The maintenance worker who arrived came in, squished through the living room and bent down to look under the sink. With eyes bulging, he ran out to shut the water main off. A carpet treatment company did come within the next hour and began removing what would add up to be roughly 75 gallons of water. I was then told the pipe was CPVC - a cheaper alternative than copper for builders with the drawback that over time it becomes very brittle. Hmmm.

Halfway through the wet evening I commented how warm it seemed in the apartment. Turns out the landscaping company had unknowingly severed a wire to my A/C unit outside earlier that day. With temperatures rising and 5 industrial fans brought in along with a monster de-humidifier I opted for the girlfriend's place.

Just getting back, the A/C was fixed around 5pm. The fans,etc. have been droning loudly all night, but with no A/C all day the carpet is still wet to the touch. And it's 80 degrees inside.

With this said, I'm surprised how little the management has inquired on how things are. The maintenance worker has been great, friendly and responsive. I'm curious to see what requests are agreed to including having a moisture/mold test done as the carpet and pad were left in place and the baseboards show water damage, and a cleaning service to remove the thin layer of white dust covering everything.

Outside of this occurrence, it's been a fine place to live at. Quiet and safe, adequate parking, decent amenities. How a company treats situations like these though can be very telling. I'll append this post with an update.

Dude, why didn't you just request a new unit? I wouldn't want to deal with this and who knows what you may be blamed for upon move out?

CPVC is a very tough material, even fire-resistant (no, a bursting water pipe during a fire is NOT a good thing [steam]), and has a very high tensile strength. This is the preferred material for this type of construction, especially when the cost of plumbing a structure like an apartment community with copper could have added 20% to the cost of construction. Your rent could have been 20% higher, and actually with a greater risk of this type of scenario.

Finally, I'm finished with AMLI. After I exercised my right to terminate the lease, they agreed to "allow me" to end the lease. I ended up suing them in small claims court - they decided to settle. I was able to recoup the majority of expenses I incurred. I had hired a Mold Assesment Consultant licensed by the state of Texas and he wrote a nice, lengthy report on how much mold was growing in the apartment. AMLI had attempted to paint over the baseboards and walls where the mold was growing, but the MAC I used had a camera that showed how much moisture was actually still in the walls. We popped off a baseboard and wow... disgusting. Glad to be gone - won't ever consider another AMLI property. To the first response: I did in writing twice request to be moved to another unit. They ignored that request. To the second responder: CVPC is actually NOT recommended as a substitute for copper. It's a cheap alternative. And it becomes fragile over time. Check with a local builder.
