We lived at this apartment for two years and experienced four management change overs. The management is the worst I have ever experienced. The manager and assisstant manger are completely unprofessional. I was told I couldn't have a walk through when we turned in the apartment and then they tried to tell us that our apartment was left in horrible condition. They sent us a bill for damages, totaling $430. After I called and informed them that we paid a $600 deposit they told me they would look into it. I called them back after I found the old deposit checks and gave them specific times and dates when we paid the deposits. (We had to pay our $600 deposit over three months after we moved in since we were told we didn't have to pay a deposit and pet deposit but later found a note on our front door 45 days after we occupied the apartment saying we had to pay or they were going to take our dogs to the pound.) It took them two weeks to return my telephone calls regarding the damages. I finally talked to the manger and she told me that there were two options. Option A - since we did pay the $600 deposit we can call it a wash and we owe them nothing and they won't bill us for the so called damages caused to the apartment. Option B - she could send me the actual invoice and we would be charged more than the $430 they had already mailed us. I was clueless on how they came to idea that they could charge us more money after they found out we actually paid them a $600 deposit. And for the so called damages, the bill they sent us ($430) included a $30 steam cleaning charge. They claim that there was serious, horrible pet damage and had to replace the carpet, padding, and reseal the concrete. Now someone needs to explain to me why they would try to steam clean a carpet that was supposedly so damaged that it needed to be replaced. It is clear that they were trying to charge us money so they wouldn't have to return our deposit. These are nasty people and I would like to warn others to stay away from living at Arboretum Oaks apartments. We asked repeatedly for a carpet steam cleaning over the two years we lived there but they never seemed to get around to it. This seems to be consistent with other renters complaints. Then they try to blame us for damages. Be warned, stay away! The apartments might look nice but there are many problems. Our electricity bill was outrageous for a 875 sq. ft. apartment. We were so conservative with the electric but we always had a bill of $60 dollars or above. In comparrison, we just purchased a 2225 sq. ft. house and our current January bill is $35.00. No you do the math. Be warned, stay away.
