This could be a great community, except for the fact that the rents are too high and go up 15-20% upon renewal.

On top of that, you get a separate bill (on top of your city utility bill) for sewer, trash, & water. They don't tell you about this when you're signing up. So, you can just add $40-$50 to the rent they quote you, as these charges are normally included in the rent.

They also REQUIRE residents to carry rental insurance; add another $400 to your annual rent!

The only way they can keep their apartments occupied is to rent to multiple tenants (i.e. college students, extended families, etc.), as it takes multiple incomes to keep up with the escalating costs here.

The property includes a wooded area that is frequently occupied by transients.

There is no security to speak of. They have a rent-a-cop whose only job is to monitor the recreation area. He/She can usually be found sitting outside the basketball court, watching non-residents come and go. And even though they have a patrol car, they NEVER patrol the grounds. I guess the car is for trips to the Tiger Mart.

They won't give the residents the code to the gate. Which means if you don't have your entry card with you, you have to wait in line with God-knows-who to get through the gate. They are very anal about the entry code, yet they don't do anything about people who sit in their cars and wait for the gate (which rarely works anyway) to be opened by someone else.

They don't enforce the requirement for dog owners to pick up their dog's droppings. So, there is dog poop everywhere.

The amenities suck. The equipment in the exercise rooms are frequently broken. The basketball court is always full of non-residents. The recreation center is frequently rented out to non-residents. The computer center is a joke. The hike and bike trail is usually muddy and impassable. They frequently close the pools for maintenance on weekends and holidays.

First off, if you are upset that they require you to maintain Renters Insurance, you're crazy. Think about this, if your neighbors cat knocked over a candle and lit the apartment on fire, and then the whole building, INCLUDING your apartment, and you DIDN'T have Renters Insurance... Well, guess what? You are ---- out of luck buddy. They aren't responsible for your stuff, you are! Same goes for the hot water heater that goes out and leaks in the apartment above you, which floods your apartment. NOT the complex's problem, it's yours! Oh and you know what else... Let's pretend that was your cat that knocked over the candle that burned the building down. NEWSFLASH, you are now responsible for the damages to the BUILDING. Yep, sure are! That's why they require you to have the personal LIABILITY coverage. Because you are LIABLE. It's like car insurance. You can't take a new car home without proof of insurance, it's too much to loose in an accident. Same goes for the apartment. Secondly, who ever you got your renters insurance from, is ripping you off. I've got mine through AllState and it's $118 a year. Ask your auto insurance, they usually give you a better deal. Hope this clears things up for you.

I am wondering if responses on here, comments on here are paid for by the complex. I am about to sign a lease at this place but after reading these reviews i dont know if i want to anymore.
