READ LEASE CAREFULLY

It's great to find a nice looking place for a decent price, BUT if you're getting in on a special... READ your lease carefully. ASK QUESTIONS as to how breaking a lease can affect you financially or even being 1 day late on your rent.
No one goes in thinking about breaking a lease, but life happens... marriage, job loss/relocation, or death (which doesn't exempt your survivors from not fulfilling the lease).
If your 1 day late, for whatever reason, you may need to pay back whatever amount is discounted of your monthly rent.
As for the community, here's what I found:
1. Annoying to have to carry an apartment key to open the gate to the swimming pool.
2. Club house is only available during office hours; unlike other apartments where you're given an access card.
3. Don't get sold off on the free movie rentals. They have like 5 movies... not recent ones either.
4. If they tell you that someone picks your trash up, then have them put it in writing. This isn't true. Trash receptacle is "out in kingdom come." It's a pain in the ass to have to drive your trash to this bin.
5. Don't get wooed by the fireplace. This is Texas. Who the hell needs a fireplace'!'!
6. Smallest electric bill is $30. That's if you're never home and do NOT turn on the AC even in 90 degree weather!
7. Pedernales electric COOP charges $100.00 to set up an account. $60 for member fees and $40 deposit. Every customer pays a minimum of approximately $17 regardless of how little you use electricity...example, going on vacation and disconnecting everything doesn't help.
8. Don't let the person showing you the apartment convince you that all your bedroom furniture can be made to fit. Yeah right! My queen sized bed takes up the majority of the room. Whoever thought about putting an extra sink/vanity area in the bedroom didn't make good use of the space.
9. The car ports should be free. Other places offer these free of charge. Again, this is Texas; ask the manager to let you have one for free.
10. Some realtors are awesome at reducing rents even more by negotiating for you. You'd be well served if you talk to some of these people. Example, if the apartment has been empty for quite a while, they can reduce the rent further to try and get you in.
GOOD LUCK!
