Pros:
- Safety has never been a concern. I'm not afraid to walk to HEB by myself in the dark, and I'm a young woman. As long as I've lived here, I've never seen anyone's car broken into.
- Location. It's the first stop on the UT shuttle and the neighborhood is wonderful.
- Price is decent. I think it's the least expensive place in Far West that isn't a complete ---- hole. (Though Far West is too expensive for how old it is, if you ask me.)
- Maintenance. I've only had one thing break, my dishwasher, and the guys came to fix it the next day and it works fine now.
- Parking is never a problem.
- Rodents/bugs... I live on the bottom floor and I have only seen one bug and no rats (gross!). I have never called for pest control.

Cons:
- Water billing is ridiculously high. It's been $40-$55 most months. Insanity!
- Things are cheaply done. There are paint drips on the walls, carpets, etc. Before we moved in, they had just installed new linoleum flooring and for some reason it already had a small crack in it in the corner. Cabinets are not in good condition. They cut corners and instead of just relining the bathtub with liner, they decided to line the tile as well (I don't think the liner is made for this) and it's peeling off all over the place. It looks really bad.
- 3 of the 10 washers in the laundry room are broken. I've never had a problem finding an empty washer to use, but I do my laundry late at night.
- There are a few old people that walk around the parking lot. They don't talk to you if you're walking by, they just look. They don't really bother anyone.
- The water has gone out quite a few times. Luckily it hasn't been a big deal. Most of the time I've gotten a notice on my door the day before but the time range provided on the notice usually isn't right.
- Everything is old... appliances, cabinets, everything.

That's all I can think of. Overall, I don't mind it. I lived here for two years and all the problems I've had are aesthetic. The reason I'm moving is because I'm no longer a UT student and don't have to be near the shuttle. I haven't dealt with the management except to pay my rent so I can't comment on that.
