Best Deal for the money but hard to get into because residents rarely move out

I have lived here about 9 months. I was lucky to get into this apartment. They rarely have openings because they are so fairly priced that the residents never want to leave. 1/1's are currently under $600. 2/1's around $700, and 2/2's around $800. Only the 2/2s have washer/dryer connections, which is a drawback. However, they are one of the only apartments I've ever looked at whos rates seem to match the quality. They aren't super fancy or luxurious, but are good enough and easily made to be homey. The prices tend to be about $150 less than comparable apartments in the neighborhood. This is because they are owned by a company whose goal is to provide fair, affordable housing to people rather than milking them for all they are worth.

The location is super convenient, and even though it's nestled behind mopac it is very quiet. It also is in a real "neighborhood" rather than a huge apartment zone. I love being surrounded by condos and houses because I can take off on a run outside and feel very safe jogging through northwest hills. I wasn't lucky enough to get a unit with a fireplace but some of them exist.

The apartment manager is friendly and professional. The only negatives I have to offer is that the maintenence is so/so. They come quickly but do just a good enough job to get by and get rid of your request--never go above and beyond. An example: I had my bathroom sink plugged up with hair from the people before me so it was draining slowly. They came and removed part of the hair so that it drained, but left the rest. I could literally still see it poking out of the drain hole. Not something I want to look at every day. I ended up ripping out the plug myself to clean it out, ergo breaking the plug. Touching strangers hair is not something I enjoy. And i would prefer that this be taken care of before I ever moved in. Also my place smells a bit musty...kind like old people (no offense) or leftover cigarette smoke from years past. Burning candles rids it temporarily but the smell greets me again when i return home. Sometimes the landscapers have blown all the leaves up onto my patio, which i then have to sweep off. They are friendly if I can catch them in the act and ask them to not do it. Then they refrain until someone new gets their job and I have to catch the new person.

All in all, for $580/month I can't complain too much. The pool is always clean. The square footage is fairly generous and the layouts are nice. The laundry facility has ancient washer/dryers but I hear they will be getting new ones in the next month or two. If you want cheap rent and don't care if the maintenence isn't fabulous, consider Bent Tree, if you can even get in, that is.
