I live in Venterra between the fall of 2007 to early 2008.
1. Outwards appearance - Generally okay. However, I lived on the ground floor and the insulation was probably the worst I've ever seen. I've lived in other countries where the temperature was 130 but this place it gets so hot and the ac takes forever.
They promised to upgrade my ac but never did. The ac vent was rattling for days and creaking. I tried to get someone to fix it and they couldn't do anything.
2. Inwards Appearance - The apartment layout is interesting. I think no one really notices that one entire side of your living room is taken away by your fireplace and patio slide door. So coincidentally, the bedroom also has another big sliding door to it. I mean who is that desperate to get out to the deck. The kitchen was probably a disaster. The sink disposal took months for them to fix. The maintanence was nice but the ladies at the front, they were very good at jotting down your information on a piece of paper but nothing would get done. It wasn't until I got so angry did they finally send someone out which resulted in a part that needed to be reshipped which got delayed and the maintanence forgot some of his stuff in my house.
Plus, the person that designed the kitchen countertop next to the sink was not professional. If you hand any water on the counter, it would collect near the edge of the sink and drip down onto your feet. My sink disposal was so badly broken that i had sewage coming up the other side of the sink and water would drip down. They only had a pvc pipe connecting from the sink disposal the sink. The pipe was straight across. How the hell is water supposed to run across to the drainage underneath'
The washer and dryer unit was very nice. I thought it was located in a very strange place - on the patio. However if you lived on the first floor there's always the fear of others coming to use yours.
The blinds in the house are retarded. They don't deflect heat at all and make the whole place hot like an oven. In fact they blinds when you open them, all right to the side where you need to open the patio sliding door. What a fundamentally flawed design!!! The little metal plastic stick to turnt he blinds and push it was so terrible that pushing the blinds open would somtimes dislodge the stick and it took forever to put it back on.
There is a ceiling fan in the kitchen and bedroom and provides comfort and relief.
The bedroom has layout in which you really can't utilize 2 of the walls. 1 whole wall is a HUGE 2 set window letting in all the heat. The other wall has over half of it for the patio sliding door. Another side of the wall is stuck between the closet door and the bedroom door. So in reality you only have one wall which you can use fully.
The bathrooms are generally acceptable. I remember once I woke up during a cold austin wet winter to find myself without hot water. I had to go to work dirty!!! The upstairs neighbor i later met that morning also complained about shower in the cold. It was a horrible experience.
Staff - The assistant manager of the property is so incompetant, terse, and rude that it really baffles me how she is the assistant manager. She doesn't know jack of what's going on and literally "vomits" if you suggest that you will move out before the leasing date because of their incompetance. She was the leasing manager and she didnt' even know the rates for the pets. She had to call other properties to find out. She would sit in her office and boy did she remind me of viola swamp. They do have nice baked cookies for you to chew on while you wait for them to help you on any maintanence issue which took forever to expedite.
Some of the other leasing agents were nice and friendly. They generally very helpful but they were not tip top when it comes to expediting maintenance issues.
Safety. The gates are the worst. The management promised that assigned codes would be given out but to no avail. Any pizza delivery man can come in because it was 2770. For 6 months there was at least 3 to 4 major incicents. Screaming, beating, blood on the step and stair cases and huge problem with convicts and people that screamed into the night. Thugs would drive by your apartment building within the complex and play loud music or would settle their familial garbage in the parking lot and cuss each other out. Someone was murdered in this complex 2 months before I moved in and 3 months later there was a case of serious battery and screaming for 2 hours until 2 car cops or 3 car cops came and handcuffed them away. Shady people live here. Dumping the trash is a risk. People dont respect driving regulations there are blindspots at turns so sometimes you could get run over. I complained once to the office about the noise level and there was "sympathy" but there wasn't anything that could be done.
Security deposits, pet fee and fees and fees and fee - I ended up paying over 1500 dollars just to sign up. I never realized they had such HIGH fees and many that were just a difference of symantics such as application fee, admin fee etc. Thankfully, I did get my deposits back when i left. Thanks!
In general, i do think they're are trying their best but the assistant leasing manager needs to go. She's really an eyesore to the community and is rude. The other leasing agents ths have their desks out open are generally very friendly and professional. I do recommend it to others should they tolerate this stuff but if when it comes to safety there are other places further north near Parmer better and cheaper.

| As the new Property Manager who has greatly enjoyed my time here so far, I am sorry to read some of the negative comments. We do take maintenance issues, including our gates, very seriously and do our best to take care of any concerns in a timely manner. Per our lease contract work orders are required to be put in writing and by enforcing this, we have a much greater rate of achieving that goal. While it may not always be possible to view your exact apartment home before moving in, we do have a model apartment home and usually are able to tour an alternative apartment of the same floor plan with our prospective residents. This way you are aware of what your floor plan will look like before moving in. While I am aware of incidents that have occurred previous to my coming to Bradford Pointe, the Courtesy Officer that we have on site does a great job of keeping an eye on things and in general I have not been made aware of continuing problems within our community. Unfortunately, crime knows now area code and can happen anywhere. With Venterra, we strive to provide excellent customer service and I sincerely apologize if we have failed you in this way. Currently our application, administrative and security deposits required to reserve your new home total $199 and any increase in that amount may be due to a pet or an increased deposit required to approve the application. Wow. Talk about calling a pig a thoroughbred! I lived in this dump back when it was Gentry's Walk (few years ago), and reading through these current reviews has convinced me that the major issues (crime, no hot water/heat in the winter time, noise, repair times that are measured on a geological scale) are still ever present. I hated this place so much, I can't wait for it's inevitable collapse into the maw of hell where I will stand on the edge of the caldera and piss on the ruins. Seriously, all this place is missing is a few free-range chickens, picnic tables full of crack addicts, mangy pit bulls crying for another fetid Popeye's drumstick, more half-naked toddlers that have never known the pleasure of daily hygiene, and a few more fat teenage moms complaining about their baby's daddy and his spending of the welfare money on dominoes, lottery tickets, black & milds, and cold 40's. "Property Manager"? Pfft. Enjoy your title because you're little more than a scapegoat with signature authority.

Ha that is some major B.S the manager is pulling.Customer service what a joke all the staff sits on their butts pretending they give a ---- when you the people that lease there come in with a problem that needs fixing how long does that take um FOREVER. I totally agree with what Anonymous has written To Bradford Pointe manager you are so full of it you sit in the lap of luxury while your tenents are being treated unfairly to a point of plain criminal.
