Not worth the price, noisy AC, allergies, declining

I've lived at this property for 4 years, and it seemed nice at first. But every year it's quality has declined. The laundry rooms started to turn into a dump, the workout room's AC and workout machine work worse and worse, the pool is usually full of leaves and dead insects.
The apartments were remodeled soon after I moved in there, and seemed nice at first. But it turned out that they have their problems, e.g. mold spots growing on the carpet between the yearly carpet cleanings that the management won't do anything about, or mold in the AC that the maintenance people just wipe off from the outside whenever you complain about it. - I have never had allergies, but I'm starting to often feel sick or tired when I'm spending too much time at the apartment, and my roommates had similar problems. (My first roommate had to turn off the AC for hours occasionally in mid-summer because she couldn't stop sneezing.) - Oh, and as for the AC, it is so loud that you can't keep it on at night or when you are talking on the phone.
I thought since the management is pretty decent, the rent pretty affordable, and the location good for getting to UT, I could put up with the problems of the property. But now half a year before leaving Austin, I fear I have to find a new place since it has become pretty intolerable.
