I lived at Canyon Creek for 1.5 years. It started out ok. The management company was Lincoln when I started, but about half-way through Northland Investment took over. Horrible. The rents may be low (they are climbing quickly now), but you will get soaked - absolutely soaked - on utilities. I moved out a month prior to my ending date - I gave them all the notice they required, everything was good. I now have a bill for $114 for just water for that month when I wasn't there. My water bill, by month, was about $60, which is 4x higher than it was for me and my family when we lived in a house in Austin. They have some wacky algorithm they use to figure your water usage. Basically, my very-resource-conservation-conscious family got billed for water the same as 4 college females taking 3 showers a day. I was billed for never less than 10,000 gallons of water for a month, and when I lived in a house, with a yard to water, I never used over 4000. Odd. Disturbing. A leak' Who knows. You could complain to Austin Water or the state water conservation folks, but the Texas Apartment Association has all these people by the shorthairs, and the landlord-tenant laws are so draconian, if you sign the contract, you are screwed.
Oh, and always, always demand to speak with the site manager - the trolls that work for them are less than useless - they are dangerous. Make sure you get signed copies of absolutely everything. I have honestly never dealt with any people so consistently unqualified for their jobs (unless their jobs are to be troublesome and obfuscatory).
