I wouldn?t wish a lease with Canyon Oaks on my worst enemy. EVERYTHING about it is unbelievably horrendous!! The staff are crooks and liars. The apartments look okay to a person without a lot of money, but don?t be fooled. It is unsafe. I consider myself lucky to never have been raped or mugged... my neighboors were. The apartment was flooded, they wouldn?t replace my carpet. Then lied about all of it, and got away with it. I did everything possible with the exception of hiring a lawyer. Only because I could not afford it. They take advantage of the poor, uneducated people forced to live there. I am tired of going into detail of all the ridiculous crap I went through for over 15 months. Yes, I still had to deal with them ripping me off after I moved out. I only wish I had known about this website beforehand.



Oh, and go to the DPS website and check out how many sex offenders live in the area.



AND... here are just SOME more reasons you might not want to live there....



1. WHITE TRASH, RUTHLESS,CRIMINAL, LYING STAFF

2. Crackhead neighboors (literally) that also start getting drunk @ 10 in the morning and walking around in their underwear.

3. You WILL be robbed in some form or another

4. Appliances are a joke

5. Good luck getting them to fix anything (even with a certified letter)

6. Mold

7. Roaches, rats, ants etc.

8. Upstairs neighboors used bathwater leaking all over bathroom, several times.

9. Gang signs on buildings

10. Tenants beating their children

11. Tenants? children stealing your plants

12. Your apartment will most likely flood, burn down.

13. Domestic disputes often, including stabbings etc.

14. Fat naked guys running through parking lot screaming "Help!"

15. Neighboors looking in your windows

16. Ridiculous parking lot

17. "Security" gates open and closed on no set schedule, and there is no way of opening them yourself.

18. Drive by shootings

19. You will get screwed in one way or another

20. Staff entering your apartment to go through your stuff, when you?re not there
