Gates always noisy or broken, high staff turnover, ignorant maintenance

First of all, Colonial Village @ Quarry Oaks CANNOT consider themselves a "gated community". The side gate has been broken and left open literally 90% of the time I have lived here! When it has worked, I've wanted to go break it because of the horrible screaching noise it makes all day and night! I have also put in numerous maintenance requests for very minor issues that should be easy to take care of...but the maintenance-man-of-the-week cannot fix them and furthermore, will leave a note on my door in VERY broken english. Over the time I have lived here, the entire staff (excluding Chad, the manager) has turned over at least 6 times! I have no idea who I will be dealing with when I go in next!!! Oh, and if you come with a locator or a Realtor, let them know that they will be waiting on their commission check for at least EIGHT MONTHS!!!
