Worth the wait (list)

I have lived here for the past 3 years and am ONLY moving out because I'm relocating. I could gush about this place because I appreciate it's worth and enjoyability. Overall, I highly recommend this place and feel everyone living there is lucky to have found availability.
Here's the executive summary:


The Good:
1. Location -- walking distance from downtown.
2. Price -- downtown at suburb prices, rates go up $50/yr at most (not bad!).
3. Staff -- they take pride in keeping their units nice and tenants happy.
4. Floors -- Saltillo tile and stained concrete are wonderful (no carpet!).
5. Chevron -- walking distance to convenience, and with a good beer and cigar selection, but no lottery tickets (which is probably good).
6. The pool -- while it's small and hidden, it's clean and has laid-back, friendly patrons
7. The creek -- apartments with this view are the creme-de-la-creme of the place, but are all only 1 bedrooms.
8. Brick walls -- each unit has a brick wall, it's a nice touch.


The So-so:
1. The residents -- they keep Austin weird at this place, but nice people to be sure.
2. The hot water -- in some buildings it varies wildly.
3. Management hours -- business hours are not kept well, but it doesn't keep them from getting the job done.
4. Parking -- you'll find a spot; don't worry. It may be a ways out once a year though.
5. Long term residents -- they get preferential treatment, but it's to be expected.
6. Threadgill's -- from my unit I could faintly from hear soundcheck to the last song (but good music!).
7. Location -- downtown will be noisy... especially motorcycles driving up congress and fire trucks.
8. Datedness -- yeah, it's an oldie, but goodie. Like a fine wine... maybe not.


The Bad:
1. No W/D hookups -- they have 6 W/D's in 2 opposite laundry rooms
2. Location -- bums wander through, sometimes knocking on doors / breaking into cars
3. Ego's -- now a karaoke bar, still sends drunkards into the parking lot at all hours, and can be VERY noisy to adjacent apartments.
4. The mailman -- maybe they didn't like me, or this is all mailmen, but I've never had more bent magazines and "do not bend" envelopes in my entire life.
That's it! If you can feel safe in a questionable area and don't mind not having your own W/D then this place is a great value for a wonderful experience, and YOU WILL LOVE IT!
