So if you look at the pricing and the sq feet of the apartments in comparison to other apartment complexes relatively close to UT, this is one of the best deals you can probably get. I enjoyed living here for my freshman year, and it sure as hell beat the other two places I've lived at during my stay in austin.

Pros:
1) Management. I don't know about an 18 yr old kid, but the elderly guy is retired, and the complex is now managed by Sam. Any maintainence problems I've had have been taken care of within 24-48 hours, and Sam will go out of his way to make sure you're happy with living here.
2) Price. $550 for a 1/1 around 560 sq feet, $475 (or was it 425' i forget) per person for a 2/1 is a really good deal for living close to campus. The inside of the apartments are repainted every time a new tenant moves in, and if the carpet sucks, they'll replace it for you.
3) Convenience. Right between the #1 & #5 bus lines, both of which lead to campus and downtown. #5 stop also same as IF stop, which goes further north and to campus. HEB is relatively close (7 min driving), post office a few blocks down, UT 10 min by bus.
4) Safety. North campus is relatively safe compared to the other popular student residency areas (West campus where there were murderers *no joke*, drunkards, and annyoying ass parties 24/7, Riverside where it's mainly lower-income residents, shootings, & police all the time)
5) Nice pool that's almost always clean. They clean it every few days I believe.
6) Quiet. In general, the apartment attracts people who are more quiet. IE no frat/sorority parties. Of course, your neighbors are luck of the draw.

Cons.
1) Though area's pretty safe, I do hear of tire-slashings from time to time. The back side of El Campo faces this little alley, which can be kind of scary when you're walking alone at night.
2) Though apts are well-maintained, they are a bit older. So don't expect shiny granite countertops or marble. There will be a few small cracks and stains.
3) Pests. If you're clean, no pests. If you're not clean, you get ants, occasional roaches, or flies. But this is pretty descriptive of almost anywhere you live. They do randomly send pest control once in a while, and they'll also send them upon request.
4) Management is friendly & great, but they can be hard to reach. Call before heading over to the office to make sure Sam is in. Messages are usually addressed within 24-48 hrs.
5) Water pressure / temperature isn't very stable. If you shower when your neighbors are showering, it gets from hot to cold or cold to hot.

Overall, I think the pros are awesome and the cons are not that big of a deal. I really enjoyed living there, and I'm currently happily living in another apartment complex one street down and managed by the same management. Hope this helps!
